The highly anticipated 65-story Summit Brickell tower has officially entered the construction permitting phase, signaling a major step forward for the transformative project in Miami’s Brickell district.

A permit application was submitted to Miami-Dade County in late February, and review is now actively underway. Turner Construction has been named as the project’s general contractor, bringing their extensive high-rise experience to the development.

Miami-Dade’s zoning review for Summit Brickell was already completed late last year, clearing a key regulatory hurdle for the project.

Once complete, Summit Brickell will rise to a height of 750 feet, making it one of the tallest residential towers in the neighborhood. The building is set to include 505 residential units, 1,933 square feet of ground-floor retail space, and 500 parking spaces within an internalized garage—an efficient design that maintains a sleek, vertical profile.

The Federal Aviation Administration (FAA) has granted approvals for both the tower’s permanent height and a 989-foot temporary construction crane, allowing vertical construction to proceed without delay.

With permitting in progress and all major approvals secured, Summit Brickell is well on its way to reshaping the Brickell skyline.

The developers have filed for site plan and zoning approval, submitting a presentation to county officials earlier this month that highlights a refined design for the tower. The 65-story structure will soar 750 feet into the sky, providing spectacular views and high-end living spaces.

Summit Brickell is planned to feature 505 residential units, catering to those seeking a luxurious urban lifestyle. The development will also include 1,933 square feet of ground-floor retail space, bringing in convenient commercial offerings for residents and visitors. To support the project’s scale, 500 spaces in an internalized garage will ensure ample parking for residents and guests.

In response to community needs and city regulations, the developer has increased its public benefits contribution. Now, the project includes a $575,000 contribution to improve Metrorail, Metromover, or Metrobus stations. This significant investment in public transit will enhance mobility options for residents and the wider community.

Pedestrian safety is also being prioritized, with planned improvements to pedestrian crossings in the vicinity, making the area safer and more accessible for those walking through the neighborhood.

In an effort to provide affordable housing options, the developer is committing to creating 25 workforce housing units. These units will be reserved for households earning 120% of the area median income, with 12 units dedicated to this group, and an additional 13 units set aside for the same income bracket. This effort demonstrates the developer’s commitment to inclusivity and ensuring a diverse range of residents can call Summit Brickell home.

The Summit Brickell project is being developed by Lore, with Corwil serving as the architect. Together, they are crafting a landmark that not only elevates the city’s skyline but also contributes to the community’s growth and accessibility.

In the Brickell district of Miami, Lore Development Group has submitted designs for, Summit Brickell, a mixed-use development at 1015 Southwest 1st Avenue.

The 69-story tower would be built on a 22,712-square-foot plot of land that is near the Brickell Metromover Station, on the southeast corner of SW 1st Avenue and SW 10th Street. The almost 843-foot-tall building, designed by Corwil Architects, would have an interior area of 875,525 square feet, including 500 residential units, 2,174 square feet of ground-floor retail space, and an integrated 11-story garage with 480 parking spaces.

Renderings of a modern, elegant tower with rounded corners and dynamic moving volumes have just been unveiled. This tower is intended to easily blend into the surrounding urban landscape. The tower’s use of continuous balconies, which gracefully round the building and provide future occupants with spectacular panoramic metropolitan views, is a standout feature. With an approximate height of 843 feet, the tower dominates the Brickell skyline and dwarfs nearby buildings in size. The height between the mechanical level and elevator bulkhead and the rooftop is around 825 feet.

The property has a gross area of 1.011 acres, or 44,020 square feet, and a net area of 0.520 acres, or 22,712 square feet, according to the registration paperwork. The property was purchased for $35 million by Lore Development Group, a partnership between Leste Group and the Brazilian real estate company Opportunity Fundo de Investimento Imobiliário. It consists of several properties, including 74, 78, 84, and 88 SW 10th Streets, 1013, 1015, and 1021 SW 1st Avenues.

The property is expected to offer a range of unit sizes, from 496 to 1,436 square feet, including studios, one-bedroom, two-bedroom, and three-bedroom floorplans. It is anticipated that the flats will be offered for rent given their size. Residents will have access to additional recreational areas thanks to the facilities, which will be housed on the 13th and 69th floors and include a rooftop pool deck.

Due to the fact that this is the pre-application stage, detailed information regarding the material board is not available. However, it may be assumed from the elevation diagrams that the balconies will include wrap-around glass railings, acting as both decorative and utilitarian elements that emphasize the towers’ elevations. Floor-to-ceiling glass panels with aluminum frames are anticipated for the windows, and gray stucco is probably what will be used to complete the external walls. A metal mesh screen is planned to cover the garage, adding a distinctive visual aspect. Additionally, it is planned to add glass panels to the towers’ crowns to further improve the development’s aesthetic appeal.

According to reports, construction on the project will begin in June 2024 and finish in the summer of 2027.
