In Bal Harbour, the Related Group, Two Roads Developers, and Rockpoint have started taking reservations for an opulent condo on the beach.

At 10245 Collins Ave., Rivage Bal Harbour will include 61 “sky villa” condos spread over 24 stories. By purchasing the Carlton Terrace condo building and ending its association, the developers, acting via Carlton Terrace Owner LLC, obtained the 2.55-acre site. The high-end skyscraper will take the place of the existing condo.

This is part of a pattern where developers are purchasing older condos along the ocean in South Florida since the property is now worth more than the older condo towers, which frequently need a lot of upkeep as they get older.

In the meantime, there is a significant demand for large condos on the ocean in Miami-Dade County due to an inflow of wealthy residents from high-tax areas.

The Rivage Bal Harbour will include apartments ranging in size from 3,300 square feet to 13,000 square feet for penthouses. Prices range from $8 million to $64 million for them.

In addition to a fitness pavilion, a hammam spa, and pickleball courts, the property will have more than 25,000 square feet of wellness-related activities. A pool, a cocktail lounge, a VR game simulator, and a kids’ playroom will all be available as extras.

CFE Architects in Miami Lakes and Skidmore, Owings & Merrill in New York collaborated to create Rivage Bal Harbour. The interior designer is Rottet Studio.

Before the end of 2023, the developer claimed they intended to start construction on the condo.

Rockstar Energy Drink Founder Purchased Two Waterfront Properties for $35 Million

Founder of Rockstar Energy Drink, Russel Weiner recently purchased 2 waterfront properties in Miami Beach. Located on Pine Tree Drive, the properties were purchased for a combined $35.1 million.

The homes sold include 5011 and 5111 Pine Tree Drive. According to property records, the homes sold for $17 million and $18.1 million. The two properties were sold to a Las Vegas entity that is managed by Russel Weiner’s trust.

Weiner has made significant headway in the South Florida real estate market. In October 2020, Weiner purchased and flipped to homes in North Palm Beach for $48 million from the Swedish model, Elin Nordegren. He also purchased a mansion in 2016 for $20 million. He still owns this home.

According to Forbes, Weiner sold Rockstar Energy to Pepsi for $3.9 billion in 2020. It is estimated that Weiner is worth $4.1 billion.

The sellers, David and Leila Centner, are also the owners of the Centner Academy that is located in the Mami Design District. Earlier this year, the Centner’s received approval from the Miami Beach Design Review Board for an addition on 5011 Pine Tree Drive.

This specific property was built in 1920 by one of the city’s founding families and was designed by architect Russell Pancoast. The approval itself was for a two-story home, relocating the current residence, and relocating the boathouse.

The properties total 3.5 acres each with 150+ water frontage on Indian Creek. The property located at 5111 Pine Tree Drive features 9 bedrooms and 8 bathrooms, with over 20,000 square feet of living space. This property features ‘old world’ charm with hand-crafted hardwood floors, vaulted ceilings, and a Mediterranean design throughout.

The second property located at 5011 Pine Tree Drive is just one property over from 5111. The estate features a 3-story main house, guest house, and 560 square feet of water frontage. This property features a large dock for mega-yachts and multiple vessels. This property previously sold in 2018 for $14.5 million.

Dezer Development Launches Bentley Residences

Dezer Development announces Bentley-branded luxury tower, Bentley Residences.

Miami welcomes the first-ever Bentley-branded luxury residential tower. The news was announced today that this remarkable tower will stand tall along with other luxury car brands like the Porsche Design Tower and Aston Martin Residences. This remarkable project will have a sophisticated and sleek design standing at 749 feet tall in Sunny Isles Beach. This tower will be the tallest beachfront tower in the U.S. and its height already has FAA approval.

Dezer Development and Sieger Suarez Architects will be partnering to create a luxurious design worthy of the Bentley brand. Dezer and Sieger Suarez has previously worked on Armani and Porsche towers. Gil Dezer, President of Dezer Development states, “Partnering with Bentley Motors, a true global luxury brand and being able to create another first in the Miami marketplace is an extraordinary opportunity.”

According to the press release, there will be 200+ residences, each with a multi-car garage with a car elevator delivering your car straight to your residence (similar to that of Porsche Design Tower). Each unit will also feature its own private balcony, pool and sauna. Floor-to-ceiling windows throughout the residences with ocean and bay views.

Building amenities will include a gym, pool, spa, restaurant (TBD), lounge, cabanas, cinema, whiskey bar, and garden. According to Forbes, Bentley Residences will be built according to the the Florida Green Building Council Certifications with anticipations that the building will use less energy.

The ground breaking is expected to begin in 2023 and construction is expected to be complete by 2026. We will update this article as more information is published about Bentley Residences.

Closings Have Started for Monad Terrace Miami Beach

Monad Terrace is a new luxury condo tower in the heart of Miami Beach at 1300 Monad Terr, Miami Beach. This boutique waterfront condo development will feature 59 units with two to five bedroom options including four penthouses. According to the property records, seven condos have sold between $1.4 to $8 million.

The developer for the project is Michael Stern, a New York developer who is making his name known in South Florida. One of his other known Miami projects is the Echo Brickell tower. The project’s partners include Stern JDS (principal), New Valley, Ackerman Development and Mink Development. The designer is Ateliers Jean Nouvel along beside architect Kobi Karp.

According to the Real Deal, this tower has been in a planning stage since 2015. Stern and his partners financed the construction with a $137 million loan from a New York based real estate lender, Madison Realty Capital. The 14 parcel development was chosen in 2015 and cost $51 million plus.

In 2019, penthouse B went under contract for $8 million by Joshua Wander, managing partner for a Miami based private equity firm. Within the past 3 months, there has been an increase in sales with units totaling $70 million plus under contract including three of the four penthouses. The remaining units range from $2 million to $12.5 million.

One Thousand Museum

One Thousand Museum Tower Faces Foreclosure Due to Unpaid Loan

Designed by the late starchitect Zaha Hadid, One Thousand Museum is a luxury condo tower located in Miami’s Park West neighborhood. As reported by The Real Deal, the developers of it are facing foreclosure due to an unpaid loan of $82.7 million.

According to FinTech Zoom, the court filings include the Motoconb Estates, LTD., agent for David and Simon Reuben (Reuben Brothers), are seeking to overtake the remaining 15 units from the tower.

The Principal investor is Gilberto Bomeny and the co-developer is Louis Birdman. Caught by surprise, Birdman recently stated, “This action by our current lender was completely unexpected, as they are well aware that our sales team had a record-breaking year of sales, and that we are preparing to pay off the construction loan this month. We remain focused on the successful sellout of our limited number of remaining residences at One Thousand Museum during the course of this year.”

FinTech Zoom also reported that the Reuben Brothers are among some of Britain’s wealthiest families but are not well known in South Florida. This year alone, they purchased Kyu restaurant in Wynwood and a few additional properties in South Florida. They also acquired the One Thousand Museum loans in February 2021.

According to Birdman, “We are in the process of raising prices. The building is performing better than ever.” In the past year, over $100 million in units have sold as well as $35 million in quarter 1 of 2021.

Notables that currently reside at One-Thousand Museum include David and Victoria Beckham and French national team soccer player Paul Pogba.

South Florida Welcomes the 69th Miss Universe Pageant at the Seminole Hard Rock Hotel and Casino

The last time the Miss Universe Pageant was in South Florida was 2015 at the Florida International University. This year the pageant will be held at the Seminole Hard Rock Hotel & Casino Hollywood on May 16 and we can’t wait to see what this year’s pageant has in store!

Miss Universe was last held on December 8, 2019 at the Tyler Perry Studios in Atlanta and South Africa’s Zozibini Tunzi was crowned. Because of the pandemic, the 2020 pageant was cancelled.

The President of the Miss Universe Organization, Paula Schugart, stated that the event will follow CDC guidelines and that they have spent the past year working on ways to make the pageant as safe as possible including masks mandates, Plexiglass separating contestants and judges. Schugart also stated that “Our goal is to create a safe and engaging place for users to connect over interests and passions.”

It is unclear who the host will be for the 2021 pageant. The pageant will be available for viewing on the Telemundo Network. We will continuously update this article as we learn more information on the Miss Universe Pageant 2021.
