Downtown 6th Begins Vertical Ascent in the Heart of Miami

Downtown 6th Downtown Miami

Downtown 6th Downtown Miami

Melo Group is making significant strides in Downtown Miami as vertical construction is now underway on its latest residential project, Downtown 6th. Rising at 46 NE 6th Street and 530 and 550 NE First Avenue, the 58-story tower will bring a bold new presence to the city skyline, ultimately topping out at 574 feet above ground (587 feet above sea level).

Designed by Melo Architecture and G3AEC, with structural engineering by De Los Reyes Engineering Inc, the high-rise will span more than 1 million square feet, delivering 824 residential apartments, approximately 2,500 square feet of ground-floor retail, and 640 parking spaces tucked within a concealed garage. Residents will also enjoy a pool deck on the 9th floor, all just steps away from the College North Metromover Station and adjacent to the historic Christ Fellowship Church.

The tower is being brought to life by Melo Contractors Corp as general contractor, with L&R Structural handling the shell work. Recent images from the construction site reveal rapid progress, with vertical formwork now rising above street level and the podium structure actively taking shape—especially at the southwest corner of the site. This area sits adjacent to the twin-tower Downtown 5th and the under-construction Okan Tower, also part of Miami’s dynamic development boom.

The 0.82-acre site is now a hive of activity: reinforcing steel, formwork for concrete pours, shear walls, and structural columns are all rising floor by floor. Scaffolding and temporary supports indicate ongoing work within the garage levels, while two towering yellow Morrow cranes dominate the skyline, surrounded by construction materials, equipment, and staging containers.

Progress has been swift—in late February, crews completed a massive 2,400-cubic-yard concrete pour, laying the foundation for what’s to come.

The area surrounding Downtown 6th continues to thrive, with nearby developments including Okan Tower, 501 First, 600 Miami Worldcenter, and The Crosby. The location is well-connected, with easy access to the Metromover, Metrorail, and the Brightline high-speed rail station.

Construction permits list JC & A Electrical Contractors Inc. as the electrical contractor, A & P Air Conditioning Corporation for HVAC, and Professional Plumbing Corporation for plumbing.

Downtown 6th is slated for completion in Q1 2027, and as the structure rises, it marks yet another milestone in Melo Group’s ambitious vision for reshaping Downtown Miami’s urban core.

Where Art and Cuisine Collide: The Joyce and The Window at The Joyce Redefine Miami Beach Dining

The Joyce Miami Beach

The culinary and art scenes of Miami Beach converge with the launch of The Joyce and The Window at The Joyce on historic Española Way. These two unique dining concepts are the debut ventures of Spicy Hospitality Group, co-founded by visionary art collector Andre Sakhai, entrepreneur Marc Lotenberg, and celebrated Chef James Taylor.

Set to redefine Miami’s culinary landscape, these ventures blend masterful cuisine with high art in spaces designed for both locals and visitors. Under the culinary leadership of Chef James Taylor, a Michelin-trained chef renowned for his precision and creativity, The Joyce and The Window at The Joyce promise an immersive and indulgent experience.

Opened in December 2024, The Window at The Joyce brings elevated American street fare to the heart of Miami Beach. Chef James Taylor, who spent three years perfecting his burger recipe, delivers a menu that includes burgers, chicken sandwiches, fried fish sandwiches, wings, chopped salads, and milkshakes.

Each dish is a testament to Taylor’s commitment to flavor and quality. His burgers, cooked on a hot griddle for a juicy, well-balanced bite, stand out as a must-try. Featuring a walk-up window and cozy outdoor patio seating, The Window offers a casual yet elevated dining experience.

Set to open on January 10th, 2025, The Joyce combines the sophistication of a modern steakhouse with the allure of a Prohibition-era speakeasy. The intimate 45-seat restaurant will serve a menu curated to delight the most discerning palates. Signature dishes include Caviar & Latkes, King Crab Scampi, Local Snapper Fillet Sandwich, and an internationally-sourced selection of steaks, alongside The Window’s famed burger.

Complementing the cuisine, the cocktail program will be crafted by a master mixologist from Japan, and the wine list will feature over 100 meticulously selected labels curated by a leading sommelier.

The ambiance at The Joyce is equally captivating. Designed with a sophisticated aesthetic, the restaurant features collectible furniture, including iconic Gio Ponti dining chairs and Joe Colombo bar stools. Tucked behind dark green drapery, the space combines dim lighting, custom walnut millwork, and a rotating display of artwork from Andre Sakhai’s private collection, featuring works by Picasso, Basquiat, and emerging artists.

Andre Sakhai, a key patron of the Institute of Contemporary Art, Miami, envisions The Joyce as a space where fine dining meets fine art. “With The Joyce and The Window, we’re bringing Miami Beach something rare: exceptional food crafted with high-caliber ingredients and meticulous technique, all at an accessible price point,” says Sakhai.

Chef James Taylor adds, “After years of perfecting recipes and techniques, I’m excited to bring bold, well-executed flavors to Miami Beach. From our King Crab Scampi to the classic burger, each dish is designed to create an unforgettable experience.”

Spicy Hospitality Group’s innovative approach to blending fine dining and art doesn’t stop here. With two more concepts planned for mid-2025, the group aims to continue setting new standards for refined, subtle luxury in the restaurant industry.

Redefining Attainable Luxury in Miami by YAKOL Capital

237 N.E. 54th Street, Miami, FL
237 N.E. 54th Street, Miami, FL

In a bold move to redefine urban living, YAKOL Capital is teaming up with acclaimed Japanese architect Shigeru Ban to bring an innovative “attainable” condo development to Miami-Dade County. Aptly named House, this 320-unit project aims to strike a balance between luxury and accessibility, with residences priced at approximately $1,100 per square foot. The smallest units will start in the low $300,000s, making this project an attractive opportunity for first-time buyers, investors, and those seeking high-quality living spaces at competitive prices.

Construction for House is set to begin in 2026, and the development offers a significant incentive for international investors. Through the EB-5 visa program, investors can secure a pathway to U.S. residency while supporting a transformative project in a burgeoning market.

House’s strategic focus goes beyond just real estate. By prioritizing sustainability and well-being, the development is set to feature a “biophilic” design that fosters a deep connection between residents and nature. This design philosophy aligns seamlessly with Shigeru Ban’s reputation for creating structures that harmonize with the environment.

House’s biophilic design will incorporate elements like natural light, green spaces, and sustainable materials to enhance the living experience. By embracing this approach, YAKOL Capital is not only investing in the aesthetics of the building but also in the mental and physical well-being of its future residents.

The site for House, located at 237 N.E. 54th Street, Miami, FL, 33137, spans 1.16 acres and was acquired in 2023 by Toussaint Ateliers Residences for $6.57 million. Currently occupied by a low-rise, multi-family dwelling built in 1965, the property’s redevelopment will transform it into a landmark in Miami-Dade County.

The site’s T5-O zoning designation and its position in a Qualified Opportunity Zone offer additional financial incentives for investors and developers. Google Earth renderings highlight the property’s potential to become a thriving residential hub, perfectly aligned with the neighborhood’s growth trajectory.

House is just one of YAKOL Capital’s ambitious ventures in South Florida. The developer is also planning a mixed-use project featuring 700,000 square feet of new construction, blending residences with ground-floor retail. Collaborating with Netherlands-based architectural firm MVRDV, YAKOL Capital continues to push the boundaries of innovative, community-focused design.

House is poised to redefine attainable luxury in Miami-Dade County. With its biophilic design, sustainable approach, and strategic location, it represents a forward-thinking model for urban living. Coupled with its potential to attract global investors through the EB-5 visa program, this project highlights YAKOL Capital’s commitment to creating transformative spaces that benefit both residents and the community at large.

Wynwood Welcomes Major Retail Expansion with Prominent Developers

Society Wynwood
Society Wynwood

In a significant move for the Wynwood Art District’s commercial landscape, a trio of influential development firms—Lion Development Group led by Michael Simkins, LNDMRK Development led by Alex Karakhanian, and Tricera Capital led by Ben Mandell—has jointly acquired 32,000 square feet of prime ground-floor retail space at the Society Wynwood complex. The deal, valued at $22.5 million, marks a pivotal development in one of Miami’s most vibrant neighborhoods.

Prior to the closing, Tricera and LNDMRK had already signed four major leases, securing tenants for approximately 50% of the available space. This proactive leasing strategy brought in a diverse mix of businesses, including Starbucks, Nacho Daddy, Chama De Fogo Brazilian Steakhouse, and I Scream Gelato. These brands are not just filling space; they are set to enhance the local flavor and economic vitality of Wynwood.

The property, developed by Property Markets Group (PMG) and Greybrook, is situated at 2431 NW Second Ave., right in the heart of the Wynwood Art District. This location is pivotal, standing directly across from the iconic Wynwood Walls. “Wynwood’s growth over the last decade has been tremendous, and our team is excited to continue to play a role in elevating the community,” said Ben Mandell, CEO of Tricera Capital.

Alex Karakhanian of LNDMRK Development also shared his enthusiasm for the project: “We are excited to partner with Tricera and Lion on this transformative acquisition. The retail is situated in the core of the district, and continues to attract premium tenants that want to be part of this vibrant community.”

The retail portion of Society Wynwood, along with its nearly 300 modern residential units and private parking garage, positions the building as a premier destination within the district. This integration of living, leisure, and work space reflects the ongoing transformation of Wynwood into a dynamic urban neighborhood where culture and commerce meet.

With successful leasing already underway and more announcements expected soon, the new ownership is poised to continue its momentum. The addition of high-profile tenants like Starbucks, which will occupy approximately 2,600 square feet, and the unique dining experiences offered by Nacho Daddy, Chama De Fogo, and I Scream Gelato, Society Wynwood is set to become a key player in the area’s ongoing development.
