Brickell Gateway will offer 504 multifamily residential units, catering to a diverse range of lifestyles. These units will vary in size, from efficient studios to expansive three-bedroom apartments, with sizes ranging from 493 to 1,328 square feet. The tower’s ground level is also designated for 18,287 square feet of retail space, ensuring that residents have convenient access to amenities right at their doorstep.

To accommodate the needs of both residents and visitors, Brickell Gateway will include internalized parking facilities capable of accommodating 344 vehicles. This feature not only promotes a hassle-free living experience but also aligns with the county’s vision of reducing traffic congestion and encouraging public transportation use.

Mast Capital, together with its partner Rockpoint, has recently celebrated a significant achievement in their construction project at 3900 Alton Road. This new nine-story building in Miami Beach, a creation of renowned Arquitectonica with landscape design by Within Hults + Partners, introduces 178 upscale units to the market.

The project, managed by Kaufman Lynn Construction as the general contractor, was recently highlighted in a LinkedIn video marking its topping-off ceremony. JGR Construction, Inc. and US American Concrete are handling key structural and concrete aspects of the construction, with Coastal Metal and AKO Plumbing Corp contributing to the metalwork and plumbing, respectively. Additionally, two tower cranes from Morrow Equipment and formwork solutions from Doka USA are in place, while NV5, Inc. oversees construction materials testing.

Funded by a $64 million loan from PNC Bank in November 2022, the groundbreaking of this Miami Beach residential project set the stage for its anticipated completion. The first units are expected to be available by Fall 2024, in line with Mast Capital and Rockpoint’s aim to offer high-quality living spaces in a sought-after South Florida neighborhood.

Camilo Miguel Jr., CEO of Mast Capital, expressed his enthusiasm about the project, emphasizing its unique position in the Miami Beach real estate market, known for its limited availability of developable land. Unlike most new developments in the area that focus on properties for sale, this project targets the growing demand for luxury rental housing.

The building’s design features a blend of luxury and functionality, offering studio to three-bedroom apartments with high-end finishes like Italian cabinetry, porcelain flooring, and spacious balconies. The development also boasts amenities such as an elevated pool deck with bay views, BBQ and outdoor gaming areas, fitness and yoga studios, a resident lounge, co-working spaces, and a pet washing station.

Dan Domb, Managing Member at Rockpoint, also highlighted the importance of this development. He noted the strong demand for premium rentals in Miami Beach and the partnership’s strategy to invest in multifamily residences in the high-demand, limited-supply South Florida housing market.

Mast Capital’s significant role in Florida’s real estate scene is underscored by its diverse portfolio, which includes various residential and commercial properties across the region. The firm’s ambitious growth strategy involves acquisitions totaling over $3.5 billion in project capitalization and developing more than 4,000 residential units in South Florida’s Fort Myers and Tampa metro areas.

Approximately 22,354 square feet allocated for office spaces, designed to cater to high-end professional services.

An additional 13,108 square feet dedicated to commercial ventures, likely to attract premium retail brands. Over 10,000 square feet of park and plaza areas, meticulously planned to foster community engagement and vibrant pedestrian dynamics. A substantial parking structure offering 515 spaces across four levels, levels 2 through 5, featuring an aesthetically pleasing artistic screen.

The landscape architecture is set to feature an array of indigenous trees, selected not only for their compatibility with the local climate but also for their capacity to offer ample shade, enhancing the pedestrian experience. Miami Freedom Park Begins Construction- Set to Open in 2025

Miami Freedom Park development has officially started construction, with the groundbreaking ceremony scheduled to take place later this year. The Miami Freedom Park development will include the Inter Miami CF stadium, a 58-acre public park, and an entertainment zone spreading over 131 acres with a 25,000-seat soccer-specific stadium at 1802 Northwest 37th Avenue in Grapeland Heights, Miami.

A 58-acre public park, the largest new park in Miami, youth athletic fields, a full range of entertainment and commercial offerings, including office space, a hotel, shops, restaurants, and additional experiences and attractions are all included in the privately funded recreational project.

A construction crew is currently working on-site in preparation for vertical construction. Miami Freedom Park’s first phase will advance quickly during this multi-phase project. Both the rehabilitation proposal for the former Melreese Country Club and the lease for Miami Freedom Park have previously received approval from the City of Miami Commission and the general public.

In order to improve this iconic new destination for Miami, leasing and commercial partnership efforts are being made to entice best-in-class partners, tenants, and retailers, including existing and developing brands and companies.

At the beginning of the year, Inter Miami CF ownership hired Devon McCorkle, a seasoned megaproject and sports-anchored real estate investment and development veteran, to head the initiative as President of Miami Freedom Park. For Miami Freedom Park to reach this milestone and advance the project into the execution phase once it has finished the planning and approvals phase, Devon has further assembled a team of best-in-class design, engineering, project management, and construction firms.

Miami Freedom Park will bring further retail, hotel, and commercial phases through 2030 when the stadium is delivered in 2025, along with the initial retail and entertainment services.

Miami-based architecture firm Arquitectonica, international arena and stadium design company Manica, and industry-leading large-scale stadium project managers CAA Icon make up the renowned Miami Freedom Park team.

St. Regis Residences Miami

Construction is progressing at St. Regis Residences Miami with the newest construction permit submission.

The application was submitted on August 9 but without the full plans, the permit review will not begin. The permit has not yet been assigned to a contractor. The owner is identified as 1809 Brickell Property Owner, LLC, and the contact information is a Related group email. According to the permit, the hard construction cost will be $201,740,547.

By a 4-0 vote in June, the UDRB recommended approval of the project, subject to the developer’s agreement to “study the balconies at the lower levels in an attempt to widen areas that cannot currently be fully furnished.”

After around four months of evaluation, the Federal Aviation Administration authorized the tower’s permanent height at 630 feet above the ground, or 639 feet above sea level, on July 14.

For the location, total demolition permission was requested in June and is currently being handled.

St. Regis Residences Miami is planned to rise 52 stories or 639 feet and will include 391 parking spaces as well as 152 residential units.

Robert A.M. Stern Architects is creating the project with a nautical concept. CFE is the architect of the records.

The interiors and amenities of ONE Park Tower, a 33-story residential structure proposed for 2411 Laguna Circle, tucked within the vast SoLé Mia master-planned neighborhood in North Miami, have been revealed in new drawings. The Turnberry-led development will include 299 luxury condominiums with breathtaking views of the seven-acre Crystal Lagoons amenity and the surrounding idyllic natural landscapes.

With generously proportioned one, two, and three-bedroom apartments, as well as a number of penthouses, these dwellings are intended to accommodate a variety of lifestyles. New York-Based Shvo Obtains Construction Loan for Miami Beach Hotel to Add Condo Tower to Development

New York-based Shvo recently secured a $190 million construction loan for The Raleigh Hotel in Miami Beach to add a condo development.

Currently, the site includes The Raleigh, the Richmond Hotel, and the South Seas Hotel. The three hotels were put together by the developers for $242.85 million in 2019. At the time, the property was secured by a $146.9 million loan from Acore Capital Management.

The developers might be able to remove equity from the project and move the work along if they take out a loan for a higher sum. According to the developer, the hotel contributed over $1 billion to the project, including over $300 million in stock.

The hotel is closed while work is being done on the premises. The Raleigh will have 60 suites under Rosewood Hotels & Resorts’ management when it reopens in 2026. The developer is also constructing a high-end restaurant with a private member’s club and a 17-story condo with 42 flats that bears the Rosewood brand.

The 1940s saw the development of the Raleigh. The curving pool, the Martini Bar, and the Tiger Room are just a few of the hotel’s distinctive characteristics that will be preserved by Shvo.

To design the project, Shvo hired New York-based architect Peter Marino and Miami-based Kobi Karp Architecture.

Former Raleigh project investor Bilgili Group, based in Turkey, has pulled out of the project.

The location where Inter Miami’s stadium is slated to be built has officially received site work permits from Miami’s Building Department.

In the most recent few weeks, two different permissions were issued. The first one was released on July 14th. It is for work that is categorized under excavation/piles/site and soil enhancement and is expected to be worth $30,759,715.

The second permit, which is listed as excavation/piles/site and soil enhancement category and for a different address, was issued on July 25th and is estimated to be worth $5,240,284.

According to records, the property’s tree and demolition permits are still being reviewed and have not yet been given.

The contractor for Miami Freedom Park is listed as Downrite Engineering. Jorge Mas, the managing owner of Inter Miami, stated in June that the start of construction was anticipated “any day now,” and that it would take a few weeks.

Last year, the Miami City Commission approved a 99-year lease agreement with Inter Miami CF. On September 13, the Miami City Commission authorized zoning that would allow for the development of a 25,000-seat soccer stadium, a 750-room hotel, a 58-acre park, and a 1 million square foot commercial complex with retail, offices, and entertainment on 130 acres of land at Melreese Country Club.

The new stadium’s opening is planned for the summer or early fall of 2025, according to Mas.

111 Wynwood Mixed-Use Project Plans Have Been Filed

The 111 Wynwood mixed-use project’s plans have recently been submitted with plans to add 12,106 square feet of commercial space to the current structure. 111 Wynwood will be located on First Avenue in Wynwood, which was originally designated as a pedestrian walkway.

The mixed-use building will be used for multiple restaurants/bars, meetings, and office spaces.

The building exterior, created by Touzet Studio, consists of a low level that swoops widely as it turns from 25th Street to First Avenue. A designated woonerf, First Avenue, is where the lower level interacts with the taller level, which is the main façade. The Mezzanine and Second Floor venues are accessed primarily by a wide staircase off of First Avenue as part of the building layout that accommodates pedestrians. First Avenue also leads to the recessed elevator’s lobby.

Large vitrines that protrude beyond the building’s surface and the deep recess that houses the stairway and benches are used to break up the taller volume’s architectural concrete surface. The lobby’s glass wall and a two-story, fissured, cast-concrete wall that has pockets of plant growing in it line one side of the stairway. From linear beams that go from the fissured wall to the multi-story lobby, flowering vines cascade down over the staircase.

The length of the ground level of the lower volume consists of a vitrine punctuated by glass entry doors set back into the volume. The double-height volume that fronts the corner and a portion of the 26th Street facade is illuminated by a long horizontal glass band. At the western end of the volume, the glass gives way to an open-air terrace at the Mezzanine level. The roof terrace above the lower volume serves as a dining terrace for the Second Floor venue. Horizontal planes, with rendered soffits, hover over portions of the roof terrace and over the arrival court at the top of the staircase.

The mural, which was created by Carlos Prio-Touzet and Touzet Studio, is a stylized representation of a coral rock surface that would appear on an architectural drawing. Here, a trompe l’oeil effect is subverted by the graphic’s sarcastic transformation into the cladding itself. Astro created the spiraling murals on the two bigger faces.

On July 18, there will be a hearing before the Wynwood Design Review Committee. The application was submitted by BH Wynwood Hotel LLC.
