New Renderings Unveiled for Cassia: A Luxurious Residential Development in Coral Gables

Alta Developers has recently revealed new renderings for Cassia, a striking 12-story residential development set to redefine luxury living in the heart of Coral Gables. Designed by the esteemed architectural firm Behar Font & Partners, this fully furnished luxury condominium will be located at 4011 Salzedo Street in the Merrick Park District. Cassia will offer 174 elegantly designed residences, ranging from one- to three-bedroom units, with sizes spanning from 662 to 1,439 square feet. Ideal for frequent travelers or seasonal residents, these units come fully furnished by RH, offering flexible rental options.

The newly unveiled renderings showcase Cassia’s rectilinear form, accentuated by a sleek white stucco exterior. The building’s design emphasizes vertical and horizontal lines through its recessed balconies and window frames. Large, floor-to-ceiling windows punctuate the façade, allowing for breathtaking views and an abundance of natural light. Architectural frames surrounding the balconies add a sophisticated depth and texture to the overall aesthetic.

The lower levels of Cassia will feature ground-level retail spaces, designed with extensive glazing and black aluminum framing to enhance transparency and encourage street-level interaction. The façade on this level will be clad in stone material or veneer, complemented by green walls and nearby landscaping, creating a harmonious blend with the surrounding environment.

A standout feature of Cassia is the outdoor amenity deck located above the podium level. This landscaped area includes a pool deck surrounded by palm trees and lush plantings, offering a serene retreat for residents. The pool area is outfitted with lounge chairs and outdoor seating, perfect for relaxation and social gatherings.

The name “Cassia” is inspired by the beautiful Cassia trees that bloom across Coral Gables during Spring and Fall, their pink blossoms resembling delicate bouquets. This name is a nod to the city’s founders, who envisioned Coral Gables as a Garden City with lush green avenues and charming architecture. This vision has been preserved, with Coral Gables earning the designation of Tree City USA for over 34 years.

New Boutique Development Proposed at Champlain Tower South Site by DAMAC Properties

Surfside Development Announced

Plans for a beachfront luxury condo complex by Zaha Hadid Architects were submitted by the Dubai developer who purchased the Surfside site last summer.

After the collapse of Champlain Tower South in 2021, the property was listed for sale. Damac purchased the property for $120 million in 2022.

According to a corporate news release, Hussain Sajwani-led Damac Properties plans to erect a 2 tower (each with 12-stories) boutique buildings with 57 units on the 1.8-acre site at 8777 Collins Avenue. Renderings for the property show a 100 foot rooftop glass-bottomed pool that will connect the two towers.

Two significantly different building designs were produced by the late Pritzker Prize-winning architect’s company, reflecting two slightly different interpretations of the Surfside town code. According to renderings, one of the ideas is set back on the project’s south side. The second plan shows a structure without a stepped-back façade.

The statement mentions unit sizes ranging from 4,000 to 15,000 square feet. The amenities will feature a rooftop pool with an indoor exercise pool. It was initially intended to be a Cavalli-branded structure. Damac is currently seeking other brands to collaborate with on this new project.

New Renderings Released for Shoma Bay in North Bay Village

New images of Shoma Bay, a 24-story mixed-use development proposed for 1850 79th Street Causeway in the waterfront neighborhood of North Bay Village, have been released by Miami-based developer Shoma Group.

The tower will feature 333 residential units, a 35,037-square-foot Publix, and 6,325 square feet of retail space, which includes a rooftop lounge and Shoma Bazaar food hall. It was designed by MSA Architects with interiors by Adriana Hoyos. The pedestrian-friendly location is close to all main freeways, stores, and food options at 79th Street Causeway and East Treasure Drive.

Each floor plan in the 2.8-acre mixed-use development’s furnished studios to three-bedroom units, with sizes ranging from 344 square feet to 2,700 square feet, was created to enhance functionality and comfort.

With only a few changes that improve the building’s appearance, the new tower design, which combines traditional art-deco and modern architecture, indicates a modest departure from the original design. The building now has a more contemporary appearance.

Upland Park, a $1 billion transit-oriented development planned close to Dolphin Mall, has unveiled renderings. According to the developer, Upland Park is being specifically constructed for connection with the projected east-west transit link.

Upland Park’s urban planner is Plusurbia Design, while the project’s design architect is Arquitectonica with the developer listed as the Terra Group.

According to the developer, the community would have quick access to key employment hubs like the Health District, Downtown, Brickell, and Miami International Airport.

The actual project location is the Dolphin rapid transit station.

Once within the community, people will experience a master-planned neighborhood that is walkable and has resiliency elements as well as built-in traffic solutions.

In order to appeal to “all ages and audiences,” including elders and students, the community will also offer a range of home sizes and price points.

New Renderings Revealed for Brickell Gateway Miami

Gazit Horizon in collaboration with Atlantic Pacific, has recently released new renderings for the 61 story tower, Brickell Gateway in Miami’s Brickell. The developers for Brickell Gateway tower are also waiting on the county planners for final clearance of the project.

Located at 90 SW 8th Street next to Brickell City Centre, will be the Brickell Gateway Tower. The 377,000 square foot project will bring residential units, office spaces, a hotel concept, and retail to the neighborhood. 

The final submission to Miami-Dade on July 22 states that Brickell Gateway will rise 747 feet above ground and comprise the following:

  • 18,287 sq. ft. of retail space located on the first 2 floors
  • 348 parking spaces
  • 504 residential units

The developers are taking advantage of the property’s position in a rapid transit zone, which enables assessment by county planners, rather than going through the City of Miami planners.

Gazit Horizons acquired the land in July 2017 for $29.5 million and March 1, 2021.

Demolition on the site has been completed and once approved, the groundbreaking will be scheduled for Winter 2022. Corwil is listed as the architect for this project.
