The commercial areas will include high-end retail shops, gourmet restaurants, a state-of-the-art spa, and a modern gym. The development, led by JDS Development Group, will also provide 273 parking spaces, reaching the maximum height permitted by the FAA in this part of Miami.

This ambitious project is strategically positioned on the north side of SE 10th Street, just west of Brickell Avenue/US-1, occupying a property that spans approximately 22,568 square feet (0.51 acres). Currently, the site is home to an office building constructed in 1972. The tower’s location offers unparalleled convenience, sitting just half a block from the Tenth Street Metromover Station, making public transportation readily accessible for residents and visitors alike.

Earlier this year, JDS Development Group secured the property for a staggering $61 million, a testament to the high stakes and significant investment involved in this development.

In exchange for project approval, the developer has committed to a substantial public benefit contribution. The Board of County Commissioners approved a Special Exception for a General Development Plan on June 20, 2024, which includes a one-time payment of $1.5 million from the developer. These funds are earmarked for critical infrastructure improvements in the area, including the installation of a new traffic signal at South Miami Avenue and SW 10th Street. Additionally, the funds will support repairs and upgrades to the Tenth Street Metromover Station and its surroundings. Planned enhancements include updates to mechanical systems, restrooms, painting, signage, accessibility features, streetscape improvements, and wayfinding support, all of which will significantly benefit the community.

The Dolce&Gabbana Tower is the result of a collaborative effort involving several key players in the industry. DeSimone is responsible for structural engineering, while MG Engineering handles MEP engineering. The renowned fashion house Dolce & Gabbana is contributing to the interior design, ensuring that the tower’s interiors are as luxurious as its exterior.

SLS is managing code/ADA compliance, while Kimley Horn takes charge of landscape, civil, and traffic engineering. Lerch Bates oversees vertical transportation, and Walker Parking serves as the parking consultant. Socotec Consulting is managing enclosure and waterproofing, Longman Lindsey is the acoustical engineer, and Aquadynamics Design Group is the pool consultant. Sustainability efforts are being led by Trifecta Construction Solutions, with MG Engineering also responsible for AV/LV security systems.

In early July, a revised utility agreement was recorded, now stating that the M-Tower development will encompass 765 apartments, 4,708 square feet of retail space, and 5,000 square feet for a full-service restaurant. This is a notable increase from the previously planned 675 apartments, adding 90 more units to the development.

This increase in density highlights the growing demand for residential spaces in downtown Miami. The city’s vision for urban development is further realized through such projects, encouraging more people to live in the city center and fostering a vibrant urban community.

M-Tower is being developed by Lions Group NYC and Fortis Design + Build, operating under Downtown 1st St LLC. The tower, designed by Nichols Architects, will rise 57 stories across the sites at 56 and 70 Southwest 1st Street, near Miami’s Government Center. The project also involves Naturalficial as the landscape architect and Kimley-Horn as the civil engineer.

A key feature of M-Tower is its public parking garage, which will offer nearly 700 spaces, alongside commercial and retail spaces at the ground floor level. The building’s design and amenities aim to enhance the overall streetscape and living experience for residents.

The residential units within M-Tower will offer a mix of studio, one-bedroom, and two-bedroom apartments. The ninth floor is set to host an array of amenities, including a landscaped outdoor deck featuring two pools. Additionally, the project will incorporate integrated art murals for the eight-story parking garage, selected by the Miami Parking Authority, adding a cultural touch to the structure.

The Federal Aviation Administration (FAA) approved permits for M-Tower in early July, allowing the building to reach 605 feet above ground or 615 feet above mean sea level. These permits, approved on July 2, 2024, are valid until January 1, 2026.

Total demolition permits have already been approved and issued for the sites at 56 and 70 Southwest 1st Street. The BG Group LLC is listed as the contractor for this demolition work, estimated to cost approximately $505,000. The site previously housed a 56-year-old municipal parking garage, which will be demolished to make way for the new development.

The 25-story West Tower, part of the project, is designed by the renowned architectural firm Arquitectonica and spearheaded by developer Giuseppe Iadisernia. MGM Construction Group is managing the construction, ensuring the project’s vision is realized.

Recent construction photos reveal the extent of progress on the West Tower. The installation of floor-to-ceiling glass has reached the fourth floor, with 14 slabs already poured into the superstructure. This impressive vertical advancement has pushed the structure well past the halfway mark. Notably, the slabs on the tower’s northwest corner display chamfering that narrows toward the middle and expands again at the top. This design feature will enhance the tower’s curvature, as highlighted in the renderings, becoming more pronounced once the glass installation progresses further.

Simultaneously, significant progress is being made on the East Tower, with foundational work for the core currently underway. The formwork for the garage structure, set to connect the two residential towers and feature an amenity deck, is also advancing. Upon completion, the East Tower will contribute an additional 250 residential units, completing the residential program of the project.

The twin towers will offer a variety of modern floor plans, including one-, two-, and three-bedroom residences. Key features include floor-to-ceiling windows, glass sliding doors, expansive balconies with glass railings, walk-in closets, and powder rooms in select units. The interiors, designed by Domus Aurea Interiors, will feature Italian countertops and tiles in kitchens and bathrooms, double sinks in primary bathrooms, and frameless glass-enclosed showers.

Oasis Hallandale will offer a wide range of amenities designed to enhance residents’ lifestyles. These include valet parking, a 24-hour lobby attendant, business and conference rooms, a lounge bar with pool tables, and a banquet hall. The development will also feature a golf simulator, children’s playroom, indoor and outdoor movie theaters, two pools, a hot tub spa, a children’s splash pad, and poolside cabanas. Additional amenities include a playground, barbecue and fire pit areas, a yoga lawn, a Ping-Pong room, a mini soccer field, a pet park, bike parking, electric vehicle charging stations, and storage facilities.

Initial plans for SoWy feature flexible and adaptable multi-use indoor and outdoor spaces, all housed within site-specific architectural buildings.

A key aspect of the SoWy development is its integration of residential spaces within a dynamic, creative environment, all while focusing on sustainability. More Development, which maintains an office within the SoWy site, is dedicated to respecting the unique cultural and artistic vibe of Wynwood and Overtown, ensuring seamless integration with the neighborhoods’ atmosphere.

The proposal for the Miami Riverbridge development has been submitted to the City of Miami’s Urban Development Review Board, marking a significant step towards transforming a prime urban location.

The Miami Riverbridge project, designed by the renowned architectural firm Arquitectonica, is set to occupy the current site of the James L. Knight Center, the Miami Convention Center, the Miami Conference Center, and the Hyatt Regency Hotel. Located at 298, 300, 330, and 400 Southeast 2nd Avenue, this extensive development aims to create a cohesive mixed-use complex that spans approximately 4 acres along the north bank of the Miami River.

The proposed development features three interconnected towers with a shared podium, offering a blend of residential, commercial, and hospitality spaces:

  • 1,342 Residential Units
  • 264 Apartment-Hotel Units
  • 615 Hotel Rooms
  • Convention and Meeting Spaces

A central element of the Miami Riverbridge project is the creation of a new public riverfront space. This includes a 50-foot setback along the Miami River to enhance the existing Riverwalk and improve connections with the Miami River Greenway. This design is aligned with the Miami Comprehensive Neighborhood Plan’s Port of Miami River Sub-Element, which aims to promote mixed-use development, activate the waterfront, and contribute to the city’s economic growth.

Given the project’s scale and complexity, Miami Riverbridge will be developed in phases. Importantly, no special approvals or waivers are being requested, as the project complies with Miami 21 zoning requirements. The developers are confident that Miami Riverbridge will significantly enhance downtown Miami, transforming an underutilized property into a vibrant mixed-use complex and regional hub.

The UDRB review for this proposal is scheduled for today. If approved, Miami Riverbridge will set a new standard for urban development in Miami, combining luxury living, commercial opportunities, and public amenities in a landmark waterfront location.
