The Standard Residences Midtown Miami has officially broken ground. Standard Residences is being built by real estate and hospitality pioneers Standard International, Rosso Development, and Midtown Development.

Along with Miami District 2 Commissioner Sabina Covo, Jay Phillip Parker, CEO of Douglas Elliman Florida, President of Douglas Elliman Development Marketing Florida, Raymond Fort of Arquitectonica, Giancarlo Pietri of Urban Robot Associates, William J. Real of Civic Construction, and the South Florida broker community, Standard International’s Amar Lalvani and Rosso Development’s Carlos Rosso celebrated the groundbreaking.

The 12-story building is a collaboration between the highly regarded architecture firm Arquitectonica, renowned interior designers Urban Robot Associates, The Standard’s in-house design team, landscape architect Naturalficial, and Civic Construction acting as general contractor.

The project’s ground breaking speaker was Lalvani, Executive Chairman of Standard International, who emphasized the company’s longstanding ties to Miami and praised their collaboration with Carlos Rosso. The project’s lively environment and the need for such a lifestyle-driven building in a good location were stressed by Rosso, the founder of Rosso Development.

Standard is located at 3100 Northeast 1st Avenue in Midtown, tucked between the Design District and Wynwood. The development offers 34,000 square feet of carefully chosen amenity space and 228 residential units.

Upon completion, residents will have the chance to enjoy the distinctive style, amenities, and service of the renowned hotel brand. The building will be the first to provide flexible living, allowing owners to lease their units for periods as little as one month.

Between 432 square feet and 965 square feet in size, the units, which range from studios to two-bedroom homes, strike a balance between design and usability.

A 60-foot resort-style sunset pool on the rooftop, a renowned restaurant and bar, and wellness amenities like a cutting-edge fitness facility, an infrared sauna, yoga, and stretch studios are just a few of the amenities available. A karaoke bar, a screening room, co-working areas, Zoom rooms, and a private boardroom can be found on the social floor.

A small number of homes, starting at $499,900, are still available at The Standard Residences, which is anticipated to be finished by the end of 2024.

The Standard Residences, a 12-story mixed-use development slated for 3100 Northeast 1st Avenue in Midtown Miami, has new building permits on file.

Plans for the permit were originally filed on December 6 and were approved just eight days later. According to promotional brochures and prior news releases, the project’s official address is 3100 Northeast 1st Avenue, while the pending permit lists 90 Northeast 32nd Street as the location of the site.

The project, which was created by Rosso Development and Midtown Development and designed by Arquitectonica with interior design by Urban Robot Associates, includes 228 residential apartments, 34,000 square feet of amenities, and 11,000 square feet of ground-floor retail space.

While permitting flexible short-rental programs with 30-day minimum stays up to 12 times per year, homes will be delivered move-in ready. Parking will be made possible via the use of the nearby garage. The project’s general contractor is named Cavossa Management Inc. The designer of the landscape is Naturalficial.

The 28,477-square-foot site still has no address listed in the property records. Midtown Opportunities VIIIB LLC is listed as the owner of the property, which is typically situated along the west frontage of Northeast 1st Avenue between Northeast 31st and 32nd Streets.

According to the work items specified in the permit application, the construction of 224,000 square feet of space is expected to cost $40,000,000, or about $178 per square foot.

The size of the units will range from 432 square feet to 935 square feet, with studio through two-bedroom floor designs. All units will include premium wood-inspired flooring, custom bathrooms with double vanities and dual shower heads, high-efficiency washers and dryers, contemporary, open-concept kitchens with top-of-the-line equipment, 9-foot ceiling heights, floor-to-ceiling glass windows, and custom finishes. There will be private outdoor patios in some homes.

Owners and visitors will have access to a staffed lobby and concierge services, on-demand housekeeping, grocery provisioning, dry cleaning, shoe-shining, and tailoring, secured and air-conditioned storage rooms that are available to all residents for purchase, a climate-controlled package, and mail room, a 24-hour security system, high-speed elevators, and controlled property access.

The groundbreaking is anticipated for early 2023.

The Rider, a new project in Wynwood, has just had its designs submitted to the Wynwood Design Committee. The Rider will be a mixed-use upscale rental development that will rise 12 stories tall.

Spanning over 131 luxury units with a total leasable area of 104,625 square feet for the units and 6,000 square feet for ground-floor retail. The Rider will also include 146 garage spaces.

The Rider is situated at the intersection of Miami’s hip and developing Wynwood and Midtown neighborhoods, at 94 NE 29th Street, Miami, Florida on 0.56 acres. Residents will be able to scooter to their preferred locations, such as the Wynwood Walls, trendy shops and restaurants with a variety of flavors, and the shops at Midtown Mall, as well as a stroll to a prospective train station that may be only 85 yards away.

The Rider will have excellent access because it is about a 5-minute drive from the Miami Design District’s world-class shopping and from Interstate 195.

In November 2021, Almi Developers announced plans for a residential tower in Midtown Miami, Midtown 7. The project is now moving forward with new construction plans filed as well as new renderings released.

AMLI Residential purchased the 1.85-acre site located at 3001 N.E. First Ave, Miami for $30.5 million. The site is approved for 389 residential units totaling 451,469 square feet. ALMI Residential is considered one of the largest apartment developers in the United States.

The recently submitted designs call for Midtown 7 to include 389 residential units, 28,000 square feet of ground-floor retail space, and 501 parking spaces. It will rise 31 stories tall, or 350 feet and the zoning for Miami 21 requires 452 spaces but does allow reductions.

There will be four levels of the podium and three levels of parking. Although attractive garage screening is envisioned, the parking will not be concealed by the residential lining.

Groundbreaking Officially Scheduled for The Standard Residences in Midtown Miami

The Standard Midtown Residences

A start date for construction has been set for The Standard Residences in Midtown Miami, which has also secured water and sewer services.

Carlos Rosso, the company’s creator and the owner of Rosso Development, said that the groundbreaking is scheduled for the end of this year.

According to Rosso, condos at The Standard continue to sell at a fast pace. The project has already reached 70% sold as of May 2022.

Situated between the Design District and Wynwood, the Standard Residences will rise to 12 stores and will feature 228 luxury hotel branded units curated by Urban Robot and Standard International. Arquitectonica is listed as the architect on the project.

The luxury units range from 432 to 965 square feet of living space with the studio to two-bedroom floor plan options still available. Prices will range from $469,900 to $949,900

Standard International, currently operates 16 hotels in the United States and across the world and owns a waterfront hotel on the Venetian Islands in Miami Beach named the Standard Spa.

The sales gallery is still under construction and is expected to be completed in October 2022. Construction on the actual tower has already started and the expected completion date is in 2024.

Midtown Miami has become a hotspot of late with the announcement of a new tower Standard Residences and now the newest tower to be announced Midtown 7.

Plans for Midtown 7 were originally presented to Miami’s Urban Development Review Board in 2016 but were denied due to limited information the Magellan Development Group (original developers) had proposed.

Megellan Development Group had originally partnered with the property owner, Midtown Development in 2016 and 2017. Those plans for the Midtown 7 tower included the development to rise 31 stories, feature 391 units, and 505 parking spaces.

AMLI Residential purchased the 1.85-acre site located at 3001 N.E. First Ave, Miami for $30.5 million. The site is approved for 389 residential units totaling 451,469 square feet. ALMI Residential is considered one of the largest apartment developers in the United States.

In addition to this approval, once the project is complete, ALMI Residential would transfer 28,000 square feet of retail space leasable to Midtown Development. ALMI Residential would have the first right of refusal if Midtown Development decides to sell the space.
