Gazit Horizons Submits Plans to FAA for Brickell Gateway Tower

Designs for the 61-story Brickell Gateway tower have officially been submitted to the Federal Aviation Administration. Located at 90 SW 8th Street next to Brickell City Centre in the heart of Brickell, the 377,000 square foot project will bring residential units, office spaces, a hotel concept, and retail to the neighborhood. 

The Brickell Gateway tower is anticipated to reach a height of 761 feet above ground, or 772 feet above sea level (61 stories tall), according to the FAA file from March 28.

According to records, the plan is actively progressing through the approval process with planners in Miami-Dade County. The project falls under the county’s Rapid Transportation zoning, the developer can choose for a county planning review over a municipal planning review.

As recently as March 21, according to records, revised designs to satisfy county planner requests were submitted.

The project will include 504 residential units, over 18,000 square feet of retail, and 344 parking space.

The project’s developer is Gazit Horizons and the plan set lists Atlantic Pacific Communities as a co-developer, with Corwil listed as the architect.

According to the plans, construction is anticipated to begin January 2024 to January 2027.

Gazit Horizon in collaboration with Atlantic Pacific, has recently released new renderings for the 61 story tower, Brickell Gateway in Miami’s Brickell. The developers for Brickell Gateway tower are also waiting on the county planners for final clearance of the project.

Located at 90 SW 8th Street next to Brickell City Centre, will be the Brickell Gateway Tower. The 377,000 square foot project will bring residential units, office spaces, a hotel concept, and retail to the neighborhood. 

The final submission to Miami-Dade on July 22 states that Brickell Gateway will rise 747 feet above ground and comprise the following:

  • 18,287 sq. ft. of retail space located on the first 2 floors
  • 348 parking spaces
  • 504 residential units

The developers are taking advantage of the property’s position in a rapid transit zone, which enables assessment by county planners, rather than going through the City of Miami planners.

Gazit Horizons acquired the land in July 2017 for $29.5 million and March 1, 2021.

Demolition on the site has been completed and once approved, the groundbreaking will be scheduled for Winter 2022. Corwil is listed as the architect for this project.

Israeli-developer, Gazit Horizons, is on track to bring a 48 story tower to Miami’s Brickell. Located at 90 SW 8th Street next to Brickell City Centre, will be the Brickell Gateway Tower. The 377,000 square foot project will bring residential units, office spaces, a hotel concept, and retail to the neighborhood.

Gazit Horizons acquired the land in July 2017 for $29.5 million and March 1, 2021, was the date that the developers submitted plans for demolition. The tower is proposed to include 500 condo units.

The demolition approval is still pending. According to the plans, the site only permits plans for a building up to 48-stories and they are taking full advantage.

The demolition costs for the property would total $139,698 with an estimated cost for completion at $150 million. BG Group is listed as the demolition contractor for the project. Once approved, the developers are aiming for a completion date in quarter 2 of 2023.

The developers met with the City of Miami on February 15, 2022, for review. The current status of the project is still in redesign.

You may be familiar with the current site of the proposed tower. It is a black building with magnificent artwork portraying soccer-based graffiti. The soccer club, Club Internacional de Fútbol Miami, that houses the building has been renting the space since 2018. David Beckham is the Miami MLS Owner and President of Football Operations.
