Moss Construction has been selected to oversee the construction of Villa Miami, a groundbreaking luxury waterfront development in Miami’s Edgewater neighborhood. Set to break ground in the summer of 2024, Villa Miami marks the first-ever collaboration between Major Food Group, David Martin’s Terra, and One Thousand Group. Situated at 710 NE 29 St., Villa Miami will stand as a 56-story, 650-foot-tall architectural marvel. Envisioned by ODP Architects under the leadership of rising star Kurt Dannwolf, its distinctive copper color-cladded exoskeletal design is set to make Villa Miami an iconic tower on Miami’s Edgewater skyline.

David Martin, CEO of Terra, expressed his enthusiasm, stating, “We’re thrilled to work with Moss Construction on another landmark project. Villa Miami meets the demand for a luxury condominium tower with full and half-floor vertical residences in a boutique environment. Terra has a proven history of enriching neighborhoods across South Florida and Villa will do the same for Edgewater.”

Ed Baro, Executive Vice President of Moss, echoed this excitement, saying, “Villa Miami is an elegantly stunning concept, and Moss is thrilled to be part of the Terra team once again. We eagerly anticipate the groundbreaking and the realization of this unparalleled residential experience which will change Miami’s skyline.”

The project’s interior design is led by Vicky Charles of Charles & Co., known for her work as the former design director at Soho House and for commissions for the likes of Sony Music, Goop, George and Amal Clooney, Ashton Kutcher and Mila Kunis, as well as David and Victoria Beckham. Renowned landscape architect Enzo Enea is at the forefront of Villa Miami’s green design, incorporating native plants seamlessly into the surrounding landscape.

Moss Construction, under the guidance of Brett Atkinson, brings its wealth of experience, particularly in luxury high-rise developments, having successfully collaborated with David Martin’s Terra on recent projects like the topped-out Five Park Miami Beach set to deliver this year. Global structural design firm DeSimone—whose more than 10,000 building designs include the most recognizable high-rises in New York and Miami—will engineer the impressive structure.

Villa Miami will offer 72 exclusive full and half-floor residences, epitomizing vertical estate-style living with 360-degree water views. Residents will enjoy a plethora of amenities including Major Domo estate manager service, a rooftop helipad, poolside service, spa and wellness facilities, access to a branded beach club, and a fully serviced elevated pool deck. Additionally, the tower will boast an on-site MFG restaurant with private lounge spaces, offering residents preferred reservations, provisioning, and access to at-home MFG chef services.

Breaking Ground-Oak Row Equities Unveils 2600 Biscayne in Miami’s Edgewater

Oak Row Equities, a powerhouse in private equity and real estate development, is setting new standards in Miami’s real estate market. With over $1.6 billion of development already under its belt, the company has recently commenced construction on 2600 Biscayne Boulevard, a groundbreaking project destined to transform Miami’s Edgewater neighborhood into a hub of luxury and modernity.

Situated in the heart of Edgewater, the 2600 Biscayne project epitomizes class and innovation. This 41-story Class AAA tower combines multifamily residential units and premium office spaces, representing a major leap in architectural excellence. Designed by the globally-renowned firm Arquitectonica, and with interiors by Vida, a Portland-based interior design firm, the building promises to be an icon of urban luxury.

The project’s construction is led by Coastal Construction Group, one of the top contractors in the Southeast. With a portfolio that ensures reliability and quality, Coastal is set to bring 2600 Biscayne’s vision to life alongside Oak Row Equities.

Derrick Adams, a celebrated artist, will enhance the visual appeal of the building with a striking public art piece. His work will adorn the tower’s facade, adding cultural depth and aesthetic value to the structure.

2600 Biscayne will feature 187,000 square feet of prime office and retail space, alongside 399 residential units ranging from studios to three-bedroom apartments. Residents will enjoy modern finishes, private outdoor spaces, and breathtaking views of Miami. The residential section starts 135 feet above ground, ensuring an exclusive and serene living experience.

Amenities will cater to every need: a pet spa, a private lounge, a state-of-the-art fitness center, and a 12th-floor amenity deck with a lap pool, cabanas, and BBQ grills. The 41st-floor will boast a coworking lounge and rooftop deck, offering one of the best views in Miami.

The commencement of construction follows the pre-leasing of 50% of the commercial space and the closure of a substantial $181M construction loan from Bank OZK. This marks one of the largest multifamily construction loans in the region for the year. The office spaces, nearly half pre-leased, will occupy the first ten floors in a distinctive pyramid-like design, featuring touchless entries, divisible floor plates, and wellness-focused amenities.

Edgewater is poised to benefit significantly from this project. The neighborhood, already known for its vibrant lifestyle and amenities like Margaret Pace Park, will see a substantial increase in its appeal with the addition of 2600 Biscayne. The development is also strategically located near a planned Northeast Corridor rail stop, enhancing connectivity.

“As we break ground on 2600 Biscayne, we are setting the foundation for what will be the highest quality asset in Miami-Dade County,” said Erik Rutter, Managing Partner at Oak Row Equities. This sentiment is echoed by David Weitz, another Managing Partner at the firm, who highlighted the project’s potential to redefine multifamily and office standards in South Florida.

In the heart of Miami’s Edgewater neighborhood, a new architectural masterpiece is set to redefine the city’s skyline. Located at 419 Northeast 19th Street, this 55-story tower is a testament to modern design and strategic investment.

The project, occupying a 14,190-square-foot triangular plot near the iconic Margaret Pace Park and Biscayne Bay, is a collaboration between the renowned New York-based architectural firm, Fogarty Finger, and a joint venture of SB Development and Hazelton Capital Group. With a towering height of 641 feet, this development will not only be a significant addition to Miami’s skyline but also a beacon of luxury living.

The tower will house 463 upscale residential units within its 553,673 square feet of space. Residents will have access to a number of luxury amenities spanning three levels, including a rooftop pool, sky lounge, state-of-the-art fitness center, and a game room. Additionally, the building will feature an indoor parking facility with a capacity for 172 vehicles.

The design of the tower is a testament to Fogarty Finger’s expertise in crafting architectural wonders. Known for their iconic designs in New York, such as The Dime and 141 Willoughby in Brooklyn, their entry into the Miami market is marked by a structure that captures the essence of its surroundings. The tower’s design, characterized by its slender and curved profile, boasts curved corners, striking horizontal lines, and a pristine white stucco finish. The wraparound balconies with glass handrails and floor-to-ceiling glazing ensure that residents enjoy panoramic views of the city.

A unique feature of this tower is its base and crown, which share a cohesive design language. The facade is adorned with sections of long, narrow horizontal openings screened with aluminum. The crown, however, stands out with its elegantly curved motif that extends from the rooftop slab, adding a touch of sophistication.

The residential units within the tower cater to a diverse clientele, ranging from studio units of 403 square feet to expansive 4-bedroom units spanning 2,322 square feet.

The current site, known as Parcel B, houses an older condo building set for demolition. The new tower will be integrated with the adjacent property, the Cite’ on the Bay Condominium, enhancing the overall value of the area.

However, the developer is seeking several waivers in connection with the project, primarily due to the unique shape of the lot and to ensure efficient vehicular traffic. These waivers include reductions in setbacks, drive aisle width, parking stall length, and the total number of required parking spaces, among others.

With its modern design, luxury amenities, and prime location, it promises to be a jewel in Miami’s real estate crown.

New York Developer Acquires Belmar Condominium in Edgewater for a Potential New Development Site

Edgewater Miami Florida
Edgewater Miami Florida

Another potential development site in Miami’s Edgewater neighborhood has been acquired by a New York condo and multifamily developer.

According to public documents, a company managed by Joseph Stern, the principal of SB Development, paid $12 million for all 13 apartments of the Belmar Condominium at 419 Northeast 19th Street. The price per condo for the group purchase is $923,076. To pay for the transaction, the buyer got a $14 million loan from Rok Lending, a company based in Aventura.

Between the 1970s and the 1990s, several of the sellers who bought units made substantial profits on their purchases. In 1973, when Belmar was finished, Francesca, Monica, and David Vila paid $36,000 for a two-bedroom apartment, according to documents. Leopoldo Colon and Kenneth Merker, who are on the board of the Belmar condominium, paid $40,00 and $41,00 for their respective apartments in 1993 and 1994. After Stern’s company completed the bulk sale, the condo association was disbanded, according to records.

The five-story Belmar, which is tucked up against the Cité on the Bay Condominium, might be SB Development’s upcoming renovation endeavor in Edgewater. There are no plans on file with the city of Miami.

For $12.2 million, SB and its joint venture partner Hazelton Capital Group purchased a five-bedroom home at 480 Northeast 29th Street as well as two nearby vacant properties. The land is zoned for up to 38 floors, and the partnership aims to build a boutique apartment tower with a bayfront restaurant on the ground floor.

According to the company website, SB, which was founded in 2010, has more than 500,000 square feet of projects in various stages of development, from townhomes to high-rise buildings. For a construction site in Long Island City where the company intends to construct a $70 million, 24-story apartment tower, SB paid $15.2 million in 2019. SB also contributed to the development of Williamsburg’s Dime, a mixed-use housing and retail complex.
