Construction is steadily advancing on the highly anticipated twin-tower development in Downtown Miami’s Park West neighborhood—E11EVEN® Club Hotel & Residences and E11EVEN® Residences Beyond. Rising at 20 and 90 NE 11th Street, these two soaring structures—64 and 67 stories tall, respectively—are reshaping the skyline with a bold mix of luxury living and hospitality-inspired amenities.

Developed by Property Markets Group and E11EVEN Partners, and designed by Sieger Suarez Architects with interiors by AvroKO, the towers are set to deliver a combined total of 1,006 residences—456 units in Phase 1 and 550 in Phase 2. CHM Structural Engineering, LLC serves as structural engineer, while John Moriarty & Associates oversees construction.

A signature skybridge will connect the two towers, granting residents access to shared resort-style amenities, while Club Space, a famed nightlife venue, remains nestled between the two high-rises.

E11EVEN® Club Hotel & Residences (Phase 1) has officially topped off at 700 feet, its 64 stories now dominating the Park West skyline. The majority of the tower’s glass façade is already in place, and exterior finishes are steadily progressing at the podium level. Recent aerial images captured by photographer Oscar Nunez show the tower standing tall, nearly fully enclosed, with the final touches on its curtain wall system revealing a sleek, reflective bluish tint as protective films are removed.

To the east, E11EVEN® Residences Beyond (Phase 2) is quickly catching up. Vertical construction has reached around the 13th floor, with the tower now clearly rising above its podium base. Notably, curtain wall installation has already begun on lower floors, a strong indicator of the fast-paced momentum. A visible cutout in the eastern podium wall of Phase 1 suggests the future location of the amenity bridge that will link both towers.

PMG and E11EVEN Partners also announced that they had obtained $262 million in construction financing. E11EVEN Residences Beyond received a loan from Madison Realty Capital, while Jones Lang LaSalle served as the transaction’s broker.

Riviera Dining Group recently announced plans to add a second-floor restaurant with a direct entrance from the ground floor, as well as an upscale lounge and private membership club, to the extraordinary lineup of amenities offered by the first tower of the E11EVEN Hotel & Residences.

In Miami’s Park West neighborhood, Property Markets Group unveiled plans for a condominium tower with short-term rental options.

West Eleventh Residences will offer short-term rental flexibility and a first-time opportunity for owners to enjoy fully centralized management with the ability to host guests 365 days a year on Airbnb.

At 18 N.W. 11th St., which is currently owned by Miami-based Block 17 Land Trust, West Eleventh Residences would rise 44 floors. For the project, PMG has joined forces with the Marc Roberts Cos. and the Miami-based Lion Development Group, directed by Michael Simkins. On the bottom floor, there would be a 30,000-square-foot entertainment facility and food hall in addition to 659 completely equipped condos.

Although Miami’s short-term condo rentals were just introduced a few years ago, they are now a significant part of the city’s most recent condo development boom. They give condo owners the option to occupy them themselves or rent them out for however many days are necessary, allowing them to potentially profit from higher daily rental rates.

The E11even Hotel & Residences, another condominium for short-term rentals, and the E11even Residences Beyond are being constructed by PMG, Simkins, and Roberts directly west of the West Eleventh Residences.

“The demand for short-term rental properties with on-site support for seamless hosting is high in South Florida, especially in downtown Miami,” said Ryan Shear, managing partner at PMG. “Not only will West Eleventh Residences offer flexible living options and luxury condo ownership for buyers, but it will also provide impeccable residences and superb amenities for Airbnb guests and owners to enjoy.”

Condos at West Eleventh Residences will range in size from 334 square feet for studios. The units would contain smart home technology for lighting, audio, video, and other features. Costs start at roughly $300,000. The real sales push will begin on February 20.

The project was designed by Sieger Suarez Architects.The structure would have a restaurant, a lounge, a fitness center, and a pool.

Simkins asserted that “our collaboration with PMG and Marc Roberts Cos. on West Eleventh Residences will once again underscore the area’s potential, solidifying Downtown Miami’s District 11 into a true live-work-play community for all.”

Brothers, YouTube personalities, TikTok stars, and boxers Jake and Logan Paul are purchased two penthouses at E11Even Residences Beyond for $20.5 million.

According to Marc Roberts, one of the developers of the E11even Residences Beyond and E11even Hotel & Residences projects, the brothers agreed to acquire the penthouses last week after taking an augmented reality (AR) virtual tour of the future luxury building.

The brothers took the AR tour with their mother, Pam Stepnick, and Jake Paul’s girlfriend, Julia Rose, during a sneak visit of E11even Residence Beyond’s sales office. Following the tour, the brothers each placed their initial 10% deposits, which will not be refundable in two weeks.

According to Roberts, “It was a few days after Jake fought in Tampa. He came over to the sales center with his brother, Logan.”

Yupix, a Miami-based technology business, developed the AR technology.
