The Constellation Group and Boschetti Group Propose a 15 Story Luxury Tower in Coral Gables

A 15-story, mixed-use luxury rental property is now being proposed by the Constellation Group and the Boschetti Group in Coral Gables, located at 4241 Aurora Street.

The proposals will be reviewed by the city’s development review board on Friday, according to Constellation Group Principal Eduardo Otaola. Approximately 70 apartments, 20,000 square feet of office space, 10,000 square feet of retail space, and a 5,000 square foot park would be present at the development site.

The location, which takes up an entire city block, is located west of Ponce de Leon Boulevard and immediately north of the Nordstrom shop at Brookfield Properties’ Merrick Park mall.

The project’s architects are listed as Bernardo Fort-Brescia and Raymond Fort of Arquitectonica, who were chosen by the Miami-based Constellation and Coral Gables-based Boschetti. According to Otaola, the design is the Mediterranean with an “innovation” twist because the location is located within the city’s Design and Innovation Overlay District. The building’s creators are aiming for a Mediterranean-inspired addition.

According to Otaola, they met with the neighborhood to obtain input on the designs and are proposing the taller building in exchange for the park.

According to the developers’ proposal, Constellation and Boschetti are requesting a transfer of development rights at the meeting on Friday that will add 26,000 square feet to the floor area ratio and offer remote parking for around 60 of the 200 required parking places. The developers are being defended by Greenberg Traurig’s lawyer Jorge Navarro.

At 4225 Ponce de Leon Boulevard, an adjacent office and retail complex is also being built by Constellation and Boschetti. It’s anticipated that construction will begin then.

Constellation is expected to close on its share of the property at 4241 Aurora early next year. Property records show Brookfield Properties sold the 0.7-acre site to a Boschetti affiliate in January for $6.1 million.

After going before the development review committee, Otaola said the project will be heard by the Coral Gables Board of Architects. He intends to break ground by the second or third quarter of next year.

Just east of Merrick Park and south of Bird Road in Miami, a number of apartment complexes have already been completed or are in the planning stages. The Watermark at Coral Gables on LeJeune Road and Belmont Village Senior Living next to the Collection dealership are two other high-end senior living projects that developers are currently working on to the north and south of the mall.

According to public records, Boschetti also owns a site close to the Watermark project.

The LifeTime-branded mixed-use multifamily development at 237 South Dixie Highway in Coral Gables was purchased by Hines for $430 million in August.

Developers for the New Miami Soccer Stadium Obtain $31 Million Construction Loan

Recently, an LLC associated with the Inter Miami CF major league soccer team got a $31 million mortgage from Miami-based City National Bank of Florida in order to begin construction on Inter Miami Soccer Stadium.

The mortgagee is identified as 0101 Miami Properties, LLC, in the care of M Sports LLC. The mortgage identifies nine acres of land that 0101 Miami Properties LLC spent $27.97 million constructing at 678 NW 7th St. in Miami’s Overtown neighborhood between 2016 and 2019.

Miami Beckham United LLC, Pablo Alvarez, vice president and general counsel of Inter Miami CF, Jorge and José Mas, the brother executives of Coral Gables-based MasTec (NYSE: MTZ), and Inter Miami CF’s primary shareholders, are among the management of 0101 Miami Properties.

At the time, the David Beckham-fronted team’s ownership was intent on building a soccer stadium at that site or keeping it as an alternative option if a deal to construct a soccer stadium at the City of Miami’s Melreese Country Club at 1400 N.W. 37th Ave. fell through.

This past April, the Miami City Commission approved a 99-year lease agreement with Inter Miami CF. On September 13, the Miami City Commission authorized zoning that would allow for the development of a 25,000-seat soccer stadium, a 750-room hotel, a 58-acre park, and a 1 million square foot commercial complex with retail, offices, and entertainment on 130 acres of land at Melreese Country Club.

Jose Mas stated he would want to see the land developed as workforce housing or something else that benefits the community.

In addition, according to media reports, Miami commissioners have explored utilizing stadium rent payments to create a trust fund for affordable housing.

Cipriani Residences Receives FAA Height Approval for 3 Tower Project

As the approval and permit process continues for Miami’s newest luxury tower in Brickell, Cipriani Residences is one step closer to construction.

The developers for Cipriani has just received approval for the height clearance for the 3 tower development with one tower at 80 stories, one at 60, and another at 50 stories. According to the Federal Aviation Administration, the tower is approved at 940 feet above ground or 950 feet above sea level.

The two rental towers have a maximum height of 693 feet above ground.

Cipriani Residences Miami, located at 1420 South Miami Avenue in Miami’s renowned Brickell area, which will represent the famous brand’s elegant design and exceptional service. 

Mast Capital paid $103 million, marking this transaction as one of the largest in Miami-Dade in 2021.

Cipriani is currently working with Mast Capital and Arquitectonica to bring this luxury building to life. Not only will the tower feature luxury amenities, but each residence will offer custom finishes and gorgeous designs.

The project will features 1,300 residential units spreading over the 3 towers, 18,300 sq. ft. of restaurant space, and 1,600 parking spaces.

For this specific project, Mast Capital has partnered with a private real estate equity firm, Rockpoint, which will be responsible for the multifamily component. Mast Capital will be utilizing MSD and CanAm for financing.  Arquitectonica is listed as the architect for the project.

The groundbreaking for this project is anticipated for Q4 of 2022 with a completion date in 2026.

Newgard Development Group, the Miami-based real estate company led by Harvey Hernandez recently acquired a $170 million construction loan for Lofty Brickell.

Lofty Brickell is a 44-story apartment tower that is a component of a three-building and marina project proposed by the Coconut Grove-based 3650 REIT. The 1.6-acre construction site located at 99 Southwest Seventh Street on the Miami River.

According to the press release, Lofty Brickell will contain a private marina, a members-only social club, and an NFT art collection for unit owners.

Similar to its sister tower, NATIIVO (which sold out less in less than a year) Lofty will feature 380 units of fully finished and furnished interiors that will be available for rent nightly, daily, and/or monthly. Residents will have the option of self-managing their units (VRBO or Airbnb) or using Lofty’s onsite management. 

Rising 44 stories, Lofty will feature studio, 1, and 2 bedroom floor plans with 485 to 930 square feet options. Pricing starts at $493k for a studio. There will also be available penthouses but the information hasn’t been released as of now.

Designed by internationally acclaimed, Arquitectonica, interiors will be designed by a New York-based interior design company INC New York. Developer Harvey Hernandez is also responsible for Brickell House and Centro towers. Hernandez purchased Lofty lot for $50 million

Eighty percent of the tower’s units are under contract and Newgard anticipates starting construction in the fourth quarter of this year. When Newgard paid $50.5 million for the Brickell-area property in September, 3650 REIT also gave the developer a $55 million acquisition loan. The new construction loan was obtained by Lotus Capital Partners under the direction of Faisal Ashraf.

Edgewater Tower Proposed by Aimco is Denied Approval

After a city of Miami board refused to recommend approval of Aimco’s plans for a luxury rental tower in Edgewater, the developer is determined to revaluate the development plans and come up with a solution to get these plans moving forward.

After identifying a number of “serious concerns” with the design, members of the Miami Urban Development Review Board voted on Wednesday to reject plans for the proposed mixed-use development across from Aimco’s Hamilton on the Bay tower. Despite the board’s rejection, Aimco can still seek approval for the project.

The board was initially split on whether or not to recommend acceptance of the proposals with conditions, with three members voting in favor and three voting against. As a result, the developer can either withdraw its application and start the process all over again, or the board can vote to decline the recommendation, allowing the developer to submit amended plans to the planning director for final approval.

Aimco’s attorney, Tony Recio, a partner at Weiss Serota Helfman Cole + Bierman, said the developer is examining the board’s ideas and looks forward to “addressing their criticisms with the planning director” as the project moves further. Recio submitted the concept to the board of directors on Wednesday.

Though they praised the project’s overall design, board members expressed concerns about circulation on the ground level, including how residents and restaurant customers would access parking, apartments, and the restaurant, as well as loading and trash collection, landscaping, and an oversized mail room.

At 555, 560, 600, 610, 620, 630, and 640 Northeast 34th Street, Aimco, a publicly traded multifamily real estate investment company located in Denver, has proposed a 60-story, 241-unit tower. On more than an acre of land, the construction would include a new parking structure and 4,700 square feet of commercial space for a restaurant on the bottom level facing the water.

Aimco has made a significant investment in Edgewater. It paid over $90 million for the Hamilton on the Bay rental complex, which is currently undergoing substantial renovations, nearly two years ago. A nearby vacant lot and a modest rental building were included in the purchase.

Following the cancellation of its tenants’ leases at the Hamilton last year, Aimco purchased premises across the street, where the new project would be built.

The Brooklyn-based developer LIVWrk has submitted its second set of construction plans for their recently acquired Wynwood site. The site itself is located at 2400-2418 N Miami Ave. and 29 NW 24th St. from East End Capital.

The proposal themselves is included to have 2 separate buildings covering 922,466 square feet of total area. Both buildings will have rooftop terraces, while amenities will be separated between the 2 towers.

On March 8, 2022, the Wynwood Design Review Committee is scheduled to review the development plan which will include the design renderings.

Miami-based Humberto Ramirez Developers are currently under contract on a North Miami Beach office building with plans to a 23-story condo-hotel.

Officially scheduled for December 13, North Miami’s City Planning & Zoning Board will be presented the proposal for the tower located at 2040 N.E. 163rd Street. The 1.09-acre site currently holds a 3 story 26,766 square foot office building with a medical practice and a consulting firm as the current tenants. The property is currently owned by North Miami Beach company, 2040 Investments.

Designed by Bermello Ajamil & Partners, the proposed tower would feature 334 condo units, 30 hotel rooms, and a 410-space parking garage (13 electric car spaces) totaling 272,660 square feet. According to the proposed plans, 144 one-bedroom units, 162 two-bedroom units, and 28 three-bedroom units.

The property would also feature 7,328 square feet of retail space. The parking garage would rise 7 stories tall and the hotel rooms would line the front of the garage.

Amenities for this tower would feature a pool deck above the parking garage, game room, and fitness center.

North Miami Beach has adopted revised zoning for its eastern portion in recent years in order to stimulate construction and increased density. The city hopes to attract additional people as well as business development to the region

Aston Martin Residences is nearing the top off of the 66-story ultra-luxury tower located at 300 Biscayne Boulevard Way. Situated in Downtown Miami, this remarkable tower will be one of the Miami skyline’s most unique towers. Designed by BMA Arquitectos & Asociados with Revuelta Architecture International, the 816-foot tall sail-shaped skyscraper will vertically span 1.9 million square feet making it the 2nd tallest tower in Miami.

With Miami-based developer G&G Business Developments and the general contractor as Coastal Construction, the tower is progressing quickly. In October, the tower had already reached the 63rd floor. Now construction is at the 65th floor with netting taking the place of the floor-to-ceiling windows that will eventually be installed.

Vegetation is currently appearing on the pool deck located on the 55th floor as well. We are also seeing contractors carrying large sheets of floor-to-ceiling glass windows and installing them on the 52nd floor. Most of the mirrored siding/windows have been installed from the main to the 52nd floor. Rebar is also being placed on the perimeter columns of the top-floor penthouses.

Units range from studio to 4 bedroom floor plans with square footage beginning at 698. The largest square footage is 27,191 square feet for a penthouse unit that spans over three floors. Sales for Aston Martin Residences began in 2020 and since then a majority of the inventory has sold. River and Panoramic units start at $750,000 and rise to $8+ million depending on the floor plan and unit location. As for the Sky and Penthouse residences, units begin at $14 million reaching well over $50 million.

New 18-Story Residential Tower Proposed in Coral Gables

The brains behind the development, Armando Codina, said the concept behind this newly proposed tower came to him because he has been wanting to downsize while continuing to live in a high-end luxury apartment without a homeowner’s association.

Codina, Chairman for Codina Partners states that this new development will provide all of the comforts and high-end amenities as the big house he grew up in with his family.

He now seeks approval for this new development concept for the tower Regency Residences. Once complete, he plans on living in the penthouse.

The proposed site for Regency Residences is a 1.75-acre site located at 2601 Salzedo Street in Coral Gables. The property was involved in a land swap with an automotive dealership in April. According to the records, the property was acquired by an affiliate of Codina Partners in Coral Gables, C/LeJeune LLC.

The proposed tower is projected to rise 18 stories tall with 329,197 interior square feet. Included in the square feet is a 4,050 square foot restaurant, 389 parking spaces, and `176 residential units. According to Codina, the residential units may be more or less, depending on demand and floor plans. These units will be referred to as “sky homes.”

Codina originally planned for three condos on the four floors under his penthouse. His most recent statement included Codina possibly leasing each of the floors separately, which equates to 10,000 to 12,000 square feet.

Smaller units will feature 1,500 to 3,000 square feet with 2 to 4 bedroom options. Smaller apartments will be available for building staff.

According to Condina, there will be no short-term leases. Larger apartments will be leased annually or on a multi-annual basis. Long-term tenants who secure a unit early will have input in the design of the units.
