JMH Development has officially launched sales for Twenty-Nine Indian Creek Condos, a boutique collection of only 11 private residences will rise at the nexus of Indian Creek Drive and Collins Avenue in the heart of the thriving Faena District in Miami Beach.
Twenty-Nine Indian Creek will reflect timeless sophistication and serve as an emblem for historic preservation, with architecture, interiors, and landscaping designed by renowned firm Urban Robot. The seven-story modern structure will house eight three-bedroom residences and one sprawling full-floor penthouse with an expansive wraparound terrace and panoramic views.
The development site is home to a 1930s Art Deco structure that has been hidden from public view for nearly 60 years. JMH Development will restore and relocate the structure to harmoniously integrate the past and present, resulting in two sprawling townhomes that will pay homage to the inherent design qualities of its former era.

First Rendering Revealed of New Supertall Tower by Major Food Group-Major Residences
JDS Development Group has partnered with Major Food Group to build one of the tallest residential towers in Brickell. Today, the developer has released the first official rendering along with some construction updates.
The project (now renamed 888) will be located at 888 Brickell Avenue with 259 branded units. Rising 82 stories or 1,049 feet tall and just over 1 million square feet in, this will be Major Food Groups’ first residential project.
Studio Sofield is the architect designing the tower, lobby, and units. Ken Fulk Inc. will be responsible for the club, food, and beverage spaces.
With Major Food Group expansion in South Florida with Carbone, ZZ’s, and many more, you can expect to have 2 to 3 Major Food Group restaurants and bars.
Major Food Group has more than 30 restaurants, clubs, and hotels in the United States and overseas. This project is currently being reviewed by Miami-Dade planners for approval.

Developer Launches Sales for La Baia Condos in Bay Harbor Islands
Welcome to La Baia Condos located in Bay Harbor Islands. It’s one of the newest pre-construction developments that has recently launched sales. Located at 9201 E. Bay Harbor Drive, this waterfront tower will feature a private marina just steps from your new luxury condo!
Developed by Bruce Eichner, La Baia will rise 8 stories and will feature 68 luxury condominiums. Units will feature 1 to 4 bedroom options with 1,100 square feet to 2,500 square feet floor plans. Pricing for these units will begin at $810,000.

Total Number of Transactions Increased for this Week’s Miami Dade Condo Sales
Over the past few weeks, we have seen a steady incline in overall condo sales including volume and number of sales. This is of no surprise with the increase of companies, execs, and people taking up residency in Miami-Dade County.
Coming in at $123 million, this week’s condo sales volume increased from $85.3 million in the week prior. The total number of sales has risen to 198 for this week, up from 128.
The average price for condo sales reached $622,000 which has actually decreased from $666,000 then the week prior.
Leading this week’s condo sales in a luxury unit at Continuum South Beach that sold for $8 million or $2,708 per square foot. This luxury property located at 100 S Pointe Dr. Unit #3507 was sold to tech entrepreneur Hari Ravichandran, who is the CEO of Jump Ventures and Aura.
Last week’s highest condo sale was lead by Lucas Lechuga (Luxe Living Realty-Miami Condo Investments) with the sale of a Setai Miami Beach condo that sold for $12.3 million.
The sale coming in second includes a luxury unit at Palazzo Della Luna on Fisher Island. The property sold for $7.5 million or $2,045 per square foot and was on the market for 324 days. Luxe Living Realty’s Dora Puig represented the seller.
$12.3 Million Setai Sale Leads Miami Condo Weekly Sales
Sales for Miami-Dade once again surged this past week with the most expensive condo sale closing at Setai Miami Beach. According to the MLS, residential sales totaled $2.7 billion for all of July 2021, reaching 67 percent higher than the previous year.
Condo sales totaled a staggering $148 million compared to last week’s $131 million. The previous week’s volume rose from 208 to a total of 226. The average condo sales price also rose from $632,000 to $640,500.
The most expensive condo sale that occurred was a luxury condo at Setai, which sold for $12.3 million. After 39 days on the market, the unit sold for close to $3,391 per square foot. Our very own, Lucas Lechuga brought in the buyer for this property.
The second-highest and fewest days on the market condo sale occurred at One Thousand Museum for $5.6 million at $1,212 per square foot. This property was on the market for 1 day.
July Sales
Residential sales rose 58% in July with 3,632 closings, which consist of mostly condominium transactions. Single-family sales increased by 15% to 1,373 and condo sales increased by 104% to 2,259 sales.
The luxury market also experienced a leap in sales rising 110% for single-family homes compared to July 2020. For luxury condo sales, an increase of 323% compared to last July.
Modera Biscayne Bay Construction Nears Completion with Resident Occupancy Beginning in August 2021
Modera Biscayne Bay in Edgewater is a 28 story tower that has neared completion. Construction originally began in 2019 but was delayed due to the pandemic. The tower topped off construction in May and began pre-leasing shortly after.
According to the developer, Modera has leased 45% of its units within the first month of pre-leasing. Starting in August, the new residents can begin to move in.
Rising 28 stories, Modera Biscayne Bay is located at 2150 N. Bayshore Drive in Edgewater. Modera is set at a prime location near shopping, dining, and entertainment. According to Mill Creek Residential, the project will include a new walking connection from Bayshore Drive to 22nd Street underneath Modera.
Mill Creek Residential is the developer for this project and Corwil Architects is responsible for the design.
The mixed-use tower features 296 apartments, 11,000 square feet of retail space, and an 8-story parking garage with 425 spaces.
