Ziggurat Coconut Grove

A bold new chapter begins in Coconut Grove as the Allen Morris Company—one of the Southeast’s most prominent real estate firms—officially launches sales and office/retail leasing at Ziggurat Coconut Grove, a visionary mixed-use development designed to elevate the community while preserving its soul.

Located on a prime 1.7-acre parcel at 3101 Grand Avenue, where Grand Avenue meets Matilda Street and Florida Avenue, Ziggurat will introduce a seamless blend of luxury residences, modern office space, and curated retail—all infused with the rich spirit and history of the Grove.

Named after the ancient architectural wonders, Ziggurat promises to be a modern-day landmark for Coconut Grove. The project features:

  • 100,000 square feet of Class-A office space across five stories
  • 19 ultra-luxury residences housed in a boutique three-story condominium building
  • 40,000 square feet of retail, activating the street level with shops, restaurants, and wellness concepts
  • A rooftop restaurant boasting sweeping views of Biscayne Bay
  • Lush paseos and a landscaped interior courtyard designed for community, connection, and calm

The residences range from 1,254 to over 5,000 square feet, with pricing beginning at $2.3 million. Interiors are being curated by Collarte Interiors, known for their refined and sophisticated design sensibility.

In a move that reflects the project’s deep respect for the neighborhood, the Espinosa family—owners of Grove Laundry & Cleaners since 1961—will partner on the development and return with a new outpost of their beloved business once construction is complete. Their long-standing ties to the Grove help root Ziggurat in the authentic fabric of the community.

“It was essential for us to ensure the project embodies the incomparable spirit of Coconut Grove,” said a representative of the Espinosa family. “We believe we’ve found the ideal partner in Allen Morris Co. to preserve and enhance the Grove’s uniqueness.”

Designed by Oppenheim Architecture, with lush landscape work led by Andres Arcila of Naturalficial, Ziggurat will mirror the natural beauty of the Grove through oolite stone cladding, native materials, and green-filled spaces. Every residence will overlook the revitalized Kirk Munroe Park, reinforcing a deep connection to nature and neighborhood.

“With Ziggurat, we are creating an architectural landmark that celebrates Coconut Grove’s rich heritage,” said Spencer Morris, President of the Allen Morris Company. “Each residence will reflect our commitment to building something truly exceptional and enduring for this community.”

“Ziggurat will set a new standard for luxury living in Coconut Grove,” added Daniel de la Vega, President of ONE Sotheby’s International Realty. “This is a rare opportunity to own a Chad Oppenheim-designed home in one of South Florida’s most walkable, vibrant neighborhoods.”

Additionally, the Allen Morris Company and the Espinosa family plan to partner with the City of Miami on improvements to Kirk Munroe Park and Fuller Street, enhancing the civic and pedestrian heart of Coconut Grove.

The residences will offer a range of options from two- to four-bedroom units, with sizes reaching up to 3,980 square feet. For those seeking even more space and luxury, four penthouse residences are available, ranging from nearly 6,430 to a sprawling 9,690 square feet. Each unit will feature private elevators and 11-foot ceilings, providing an unparalleled sense of space and privacy.

The design of the Four Seasons Private Residences Coconut Grove is in expert hands. Renowned Florentine designer Michele Bönan is overseeing the interior design, ensuring a sophisticated and timeless aesthetic. The architectural vision is led by Miami-based architect Luis Revuelta, known for his innovative and elegant designs.

As this project moves closer to realization, it promises to set a new standard for luxury living in Miami. With its prime location, world-class design team, and the prestigious Four Seasons name, these residences are poised to become a sought-after address in Coconut Grove.

Chef Michael Beltran to Open 2 New Restaurants at CocoWalk

CocoWalk in Coconut Grove
CocoWalk in Coconut Grove

The hospitality company led by chef Michael Beltran, who already owns the Michelin-starred Ariete in Coconut Grove, will debut two restaurants inside the CocoWalk complex.

In the upcoming weeks, Ariete Hospitality Group intends to open the full-service Mediterranean restaurant Eva as well as The Oyster Bar, a speakeasy-style oyster and cocktail bar. The tiny Oyster Bar, which Beltran describes as the “perfect after-work spot,” is the first establishment to open. It offers raw bar staples and small meals.

The restaurant’s 4,100 square foot interior contains an oyster bar with solid wood benches, tables, and chairs as well as a main bar with a marble top. There is also a patio where you can eat outside.

Although there are only nine seats available, the beverage menu will be spectacular and extensive. By the end of September, the bar inside Eva is scheduled to open. A few weeks later, the more conventional Eva will debut, offering brunch in addition to happy hour and lunch and dinner.

Both inside and outside, Eva will have space for up to 139 customers. Beltran, whose hospitality group is also in charge of the Michelin-recommended Brasserie Laurel at Miami Worldcenter and The Gibson Room on Coral Way, said that he views Eva as an “any occasion” restaurant, suitable for family dinners, business lunches, or nights out with friends. It may be more laid-back than his well-known Ariete.

The restaurant should be really welcoming, and entertaining, and provide the degree of service and elegance that customers expect and deserve/ Chef Michael Beltran’s Ariete Hospitality Group’s cozy oyster bar will feature traditional raw bar fare and drinks. The oyster bar and Eva will be located at 3015 Grand Avenue in Coconut Grove.

Record Breaking Waterfront Mansion Sold in Coconut Grove for $106.9 Million

Adrienne Arsht Sells Waterfront Mansion

Adrienne Arsht, a local philanthropist, set a Miami-Dade County record when she sold her waterfront property in Coconut Grove for $106.9 million.

The sale of the home represents a 29% decrease from the property’s initial $150 million asking price and this sale marks the first residential sale to exceed the $100 million threshold.

The 2 two-story homes sit on 3031 and 3115 Brickell Avenue and are frequently referred to as South Florida’s “embassy,” due to the many U.S. and international officials frequenting the home.

There are a total of 12 bedrooms and 13 and a half bathrooms in the 25,000-square-foot home. The 4-acre property has 400 feet of water frontage, is close to Vizcaya Museum & Gardens, and overlooks Biscayne Bay. The main house, known as Indian Spring, was built by Arsht in 1999.

It has a dining room that seats more than 20 people, a six-car garage with an office and apartment upstairs, a pool, and a tennis court. Indian Spring was designed by Jose Gelabert-Navia, a former dean of the University of Miami School of Architecture. Villa Serena, the other house, was constructed in 1913.

The property was developed by William Jennings Bryan, a former U.S. Secretary of State and a 3x presidential candidate. Arsht restored the waterfront mansion and it is now registered in the National Register of Historic Places.

According to records, she purchased the property in two transactions, paying $4 million for the land on which the contemporary house was built in 1996 and then $12 million for the ancient home in 2007.

Arsht, a native of Delaware, made a name for herself in Miami’s financial world and as an arts patron. She gave the Adrienne Arsht Center for the Performing Arts a $30 million gift, earning it the moniker Adrienne Arsht Center for the Performing Arts in Miami’s Arts & Entertainment District. She has also served as TotalBank’s chair in the past.

The transaction surpasses the previous high in Miami-Dade, which was set this summer by the $93 million purchase of three homes in Golden Beach by the founder of the technology business InterSystems. Ragon intends to demolish the buildings and build a new house in their stead.
