The agreement, officially recorded on November 4th, states that the tower will connect to the county’s water and sewer systems, which is required as a condition of the building permit.

The proposed tower is set to become one of Brickell’s tallest buildings, rising to 750 feet. The design envisions 464 residential units, offering a mix of luxury residences with stunning views of Miami’s skyline. Additionally, the project includes 75,736 square feet dedicated to either performing arts spaces or retail, bringing a blend of culture, commerce, and community to the heart of Brickell. The building will also provide ample parking, with 653 planned spaces, along with various amenities to enhance the lifestyle of future residents.

In August, Millennium Developments submitted an updated version of the proposal to Miami-Dade County as part of the ongoing zoning approval process. This proposal includes preliminary plans and renderings, shared for reference in the zoning phase, with a formal submission to follow as part of the site plan review.

FAA Approves Height for New Brickell Tower, Clearing a Major Hurdle

In a significant development for the Brickell skyline, the Federal Aviation Administration (FAA) issued a determination this morning stating that the proposed height for a new tower in the area does not present a hazard to air navigation. The determination letter from the FAA specifically noted that the Calle 8 building height of 737 feet above ground level, or 750 feet above mean sea level, is within acceptable limits.

This decision comes after the Miami-Dade Aviation Department initially objected to a greater proposed height. In April, the development team submitted the new height proposal to the FAA, following concerns raised by the county’s aviation officials. A March letter from these officials stated that an earlier proposal for a tower height of 870 feet above sea level would not comply with the airport height zoning regulations, prompting the revision.

The architectural design of Calle 8 is particularly striking, spanning 65 stories. As of this month, the project is progressing through the zoning approval process with Miami-Dade County planners. The plans for the tower include ground floor retail spaces, a performing arts venue or retail complex, and 464 residential units, alongside various amenity spaces.

Miami Commissioners Approve Four Residential Towers in Brickell

In the heart of Brickell, a significant financial move was made last month as county commissioners greenlit the development of four prominent towers on a single block.

This decision, made on September 20 during a session of the Miami-Dade Zoning Board, paves the way for Sentral, Menesse, Westpine, and Calle 8 towers.

Cumulatively, these ventures will usher in an impressive 1,995 residential units across the five towers.

In a strategic move, the developer behind Menesse has entered into a covenant, committing to a significant contribution to enhance Brickell’s mass transit infrastructure. This agreement, formalized on October 18, entails Menesse Brickell LLC allocating $350,000 towards the refurbishment of the Brickell Metrorail and Metromover stations. This contribution will be made before the issuance of the building permit.

Furthermore, in a nod to sustainable urban development, the developer has pledged to reserve a minimum of 5% of the residential units for workforce housing. This initiative targets households earning between 60% and 140% of the area’s median income and will be in effect for two decades post-TCO issuance.

The administrative review of the tower’s site plan is currently in progress, and the financial world watches with bated breath as Brickell continues to evolve.

A new tower with a unique design was just announced in Brickell. The pre-application has just been submitted to Miami-Dade planners for the project Calle 8. Millennium Developments of Brickell, LLC is mentioned as the developer for this development.

The application states 464 residential units with studio to 3 bedroom floor plans with 1 penthouse available.

The plans also show a multi-level retail space as well as 467 parking spaces available on 11 levels.
