Indian Creek Residences and Yacht Club

Indian Creek Residences & Yacht Club, a boutique residential development that will have condominium units and a private marina, is being built on Miami’s Bay Harbor Islands by the New York and South Florida-based Landau Properties. Financing has now been secured for the property with official sales projected to start in Fall 2023.

Indian Creek Residences & Yacht Club’s $29 million construction credit was originated by Miami-based private real estate lender BridgeInvest. Its flagship fund, BridgeInvest Specialty Credit Fund IV, focuses on development, bridge, and value-add financing across the United States. BridgeInvest provided the construction funding, which was organized by Raffi Landau of Estreich and Company.

According to the CEO of Landau Properties, Jonathan Landau, “We are pleased to have the confidence of BridgeInvest on this very special project that will offer an unparalleled opportunity on the Bay Harbor Islands. We received strong lender interest for this project, and this financing package affirms our team’s ability to create an incredible residential experience with a combination of an amazing waterfront location, service-oriented lifestyle, and world-class design. Nine opulent condominium residences and six exclusive yacht docks will be part of Indian Creek Residences & Yacht Club. One of the only private yacht clubs in the region is housed in the boutique structure, and guests may enjoy a sought-after view of the prized Indian Creek Island. Kobi Karp is designing the waterfront complex, and Linda Zarifi of Zarifi Design is handling the interiors.

Construction for Alana Bay Harbor Islands Set to Top Off in 2024

Alana Bay Harbor Islands

A multi-million dollar residential development called Alana Bay Harbor Islands is planned to top-off and complete construction in 2024.

Alana Bay Harbor Islands is sited at 9901 W Bay Harbor Drive, Bay Harbor Islands, Florida 33154. The developer was required to demolish a low-rise apartment prior to development.

There will be 30 units in the seven-story residential tower, with one- to three-bedroom floor plans. Homes range in size from 1,229 square feet to 1,662 square feet. Units will start at $761,000.

A fitness center, kids’ play area, residents’ gathering room, and rooftop sanctuary are among the communal features. A pool with an infinite view is also present. Alta Developers is listed as both the developer and the general contractor.

The architect is Revuelta Architecture International. In its conceptual representations, a posh mid-rise structure with an art deco exterior made of glass is seen. In addition, the project has David J. Odishoo-designed lush gardens and high-speed wi-fi throughout all of the common areas.

Interior designer Bea Interior Design is responsible. The project was created using soft natural materials, custom millwork, and finishes that express a one-of-a-kind perspective on island life.

Terra Group Receives $141M Construction Loan for Mixed-Use Project in Bay Harbor Islands

Miami’s very own Terra Group has received a $141 million construction loan for its Bay Harbor Islands mixed-use project.

According to a statement from a Terra affiliate that owns the site, the Coconut Grove-based business received finance for its construction at 1177 Kane Concourse. The lender is Mack Real Estate Credit Strategies.

Terra, led by David Martin, spent $31.5 million for the site on Kane Concourse and West Bay Harbor Drive in June.

The release states that the project would include a residential aspect as well as Class A workspaces as well as retail space. There will be a “signature food and beverage” concept on the main level of the tower.

Specifics on the project have not been released like square footage and where the tower will include condominium units or apartments.

Northwood Ravin and Wharton Equity Partners’ Wharton Urban real estate investment platform obtained clearance from the council in 2020 for 90 residential units, 98,800 square feet of office space, and 14,900 square feet of commercial space. Terra Group took over the development agreement issued to the sellers by the Bay Harbor Islands Town Council.

Last summer, soon before Terra purchased the land, the Town Council agreed to transfer the development agreement to Terra’s affiliate.

Terra Group also developed 900 Biscayne Bay, Quantum on the Bay, and Eighty Seven Park.

Construction is set to begin summer of this year.

The long-awaited Onda Residences has officially set a groundbreaking date for the beginning of November. According to a press release, the groundbreaking will take place on November 3 at 10:30 am located at 1135 103rd Street in Bay Harbor.

‘Onda Residences will rise 8 stories tall along the shore of Bay Harbor Islands. The tower is designed by award-winning architect Bernardo Fort-Brescia that will harness Italian-style finishes.

‘Onda’ itself in Italian means wave, and that’s exactly the effect the tower will have once seen off the shore. Developers include Ugo Colombo of CMC Group and Valerio Morabito of Morabito Properties. The lush landscaping will be designed by Enzo Enea who is responsible for the projects One Ocean and Icon.

This boutique waterfront tower will provide more than 300 feet of bay frontage with a private marina and views of Biscayne Bay and the Atlantic Ocean. The 41 luxury residences feature 2 + den to 4 bedroom options from 1,809 to 3,523 square feet floor plans. There are also 4 penthouses currently available as well.

On Wednesday, Ambienta Coral Way received official design approval to begin the $20 million condominium project. Ambienta Executive Vice President Carlos Balart met with Miami’s Urban Design Review Board to discuss the design and construction approval.

Ambienta Coral Way will rise 8 stories on the corner of Coral Way and Southwest 31st Road, just steps from local restaurants, nightlife, and shopping. This development will also include two retail spaces including a restaurant.

Ambienta Developers, a Chile-based development company, is responsible for Ambienta and Revuelta Architecture International is behind the design. Revuelta is also responsible for the designs of Brickell Flatrion and Santa Maria. This is Ambienta Developer’s second project, with their first being Ambienta Bay Harbor in Bay Harbor Islands.

The 79 unit tower will feature floorplans ranging from 1 to 3 bedrooms with 600 to 1,200 square feet of living space. One and two bathroom options are available. Pricing for Ambienta Coral Way will start at $390,000 and continue to increase based on floor plans and finishes.
