Set to open in 2025, the rooftop will undoubtedly become a sought-after destination for Miami’s elite, offering breathtaking views and exceptional hospitality.

Having opened in October 2024, 830 Brickell stands as the first Class A+ office tower delivered in Brickell in over a decade. Rising 724 feet above ground, the 57-story tower holds the title of the tallest office building in the district.

The architectural masterpiece was designed by Adrian Smith + Gordon Gill Architecture, known for their visionary skyscrapers, with interior spaces crafted by Italy’s prestigious Iosa Ghini Associati.

Miami’s skyline is set to welcome a new architectural marvel this fall as 830 Brickell, a 57-story, 640,000-square-foot Class A+ office tower, nears completion. Securing a $565 million long-term loan from TYKO Capital, this development underscores its significance as a base for many firms establishing their first Miami office, with over 90 percent of the building’s tenants being new to the market.

Designed by the renowned architecture firm Adrian Smith + Gordon Gill and featuring interiors by Italian architecture and design company Iosa Ghini Associati, 830 Brickell stands out as the first stand-alone Class A+ office building in Brickell in over a decade. The tower, developed by OKO Group and Cain International, is already fully leased and is in the process of receiving its Temporary Certificate of Occupancy in phases, with tenants actively building out their spaces.

Since construction began in 2020, leasing rates at 830 Brickell have more than doubled, setting a new high standard for Miami’s office market. Initially, office space was priced between $60-$70 per square foot. Recent leases have closed above $150 per square foot, while the Brickell submarket averages around $100 per square foot. This remarkable increase highlights the tower’s premium appeal and the growing demand for high-quality office space in Miami.

TYKO Capital, a commercial real estate private equity and private credit investment management platform, is a joint venture between Adi Chugh and a Florida-based hedge fund. Established in August 2023, TYKO focuses on institutional borrowers and assets in top-tier markets, investing across the entire capital stack and all asset classes. The successful securing of favorable financing terms for 830 Brickell by TYKO Capital marks a significant milestone for the project.

Many of these firms are currently building out their interior spaces in anticipation of the building’s completion.

The tower’s amenities will include a top-floor restaurant and bar/private club with menus developed alongside a three-Michelin-starred chef, offering expansive views of the city and Biscayne Bay. Other features include a world-class health and wellness center, conferencing facilities, an outdoor terrace, cafés, and street-level retail. The building is conveniently located near multiple transit options, including Metrorail and Metromover, the Brightline, walking paths, cycling lanes, and bay access points. One of the biggest independent financial advice firms in the world, Rothschild & Co. will be opening up a location in the heart of Brickell’s newest construction commercial tower.

With many businesses choosing to occupy space at 830 Brickell, the deal signifies a continuation of South Florida’s flood of newly established businesses. Around 90% of the 640,000 square foot project is anticipated to be finished this year. It will be Brickell’s first brand-new independent office tower in more over ten years.

In addition to Microsoft, Citadel, the international law firms Kirkland & Ellis, Sidley Austin, Winston & Strawn LLP, and Baker McKenzie, A-CAP Insurance based in New York, the private equity firm Thoma Bravo, the companies CI Financial, and Marsh Insurance have signed leases in the past few months.

Chicago Hedge Fund Citadel Establishes New Headquarters at 830 Brickell Tower

Less than two months after announcing that he was relocating the Citadel hedge fund from Chicago to Miami and planning to establish a new headquarters, billionaire Ken Griffin signed a significant lease for the company’s premises at 830 Brickell.

Citadel signed a long-term lease for about 95,000 square feet at the 55-story tower at 830 Brickell Plaza, according to people familiar with the arrangement. The skyscraper is being developed by Vlad Doronin’s OKO Group and Cain International, and the asking rates there have reached $125 to $150 per square foot.

Two leases at $130 per square foot are being negotiated, according to a second source, and recent full-service leases have been completed at $110 to $120 per square foot, making the Citadel’s deal ranging from $10.5 million to $11.4 million a year.

According to Justin Oates, SVP at Cain, OKO, and Cain anticipate finishing 830 Brickell within the next six months, with tenants moving in sometime next year.

Griffin revealed in June that Citadel and financial services company Citadel Securities would relocate their corporate headquarters from Chicago to Miami. The choice was made at a time when Miami has developed over the previous 15 months into a destination for the relocation and growth of out-of-state financial firms.

A 2.5-acre bayfront development site at 1201 Brickell Bay Drive has been purchased by Citadel, according to the information originally published by Bloomberg and confirmed by sources to TRD. In April, that transaction concluded for a record $363 million. Citadel may also be related to the $286.5 million acquisition in June of the 28-story office building at 1221 Brickell Avenue, which is across the street. The acquisitions have not been confirmed or disputed by Citadel.

Approximately 70% of the 640,000 square foot 830 Brickell building is already leased, a representative for the development team said.

Sidley Austin, a legal firm with offices in Chicago, acquired 60,000 square feet over three floors in July.

Canadian asset manager CI Financial doubled its original lease signed last year to about 40,000 square feet in January.

Between late last year and this summer, other large tenants included the IT behemoth Microsoft, the insurance and financial services company A-CAP, and Marsh, the insurance division of Marsh & McLennan Companies.

As it nears completion later this year, Civic Construction has topped off 830 Brickell, Miami’s first Class A office tower to be constructed in the urban core in more than ten years, at 55 floors (724 feet tall).

In addition, 830 Brickell is the only Class A office tower being constructed in Miami’s Financial District at a time when national and international businesses are relocating and developing there. It was developed by OKO Group and Cain International.

Microsoft, Blackstone, Thoma Bravo, A-CAP, CI Financial Corp., Marsh Insurance, AerCap, and WeWork are just a few of the prestigious tenants that have signed leases on the 640,000 square foot office skyscraper, which is already more than 60% leased. One of the biggest airplane leasing firms in the world, AerCap, obtained a 20,000 square foot lease in February and will be moving its new offices to the entire 50th floor.

An investment company from Canada called CI Financial stated a month earlier that it would quadruple the size of its lease at 830 Brickell, increasing it from the previous 20,000 square feet to around 40,000 square feet for its American headquarters.

To house its Latin American regional team, Microsoft inked a lease for 50,000 square feet in September. Private equity firm Thoma Bravo also negotiated a lease for 50,000 square feet, beginning in the spring of 2021.

In a prepared statement, Vlad Doronin, chairman and chief executive officer of OKO Group, stated that 830 Brickell is meeting the needs of prestigious users from all over the world who are drawn to the tower’s new quality of construction, technology, and design-led services.

The $300 million construction loan from MSD Capital, secured in 2019, was used to fund the project, which was created by Adrian Smith + Gordon Gill Architecture. Once the COVID-19 pandemic started in 2020, building plans were modified to include the most recent health standards for heating, ventilation, and air conditioning systems, as well as contactless entrance and exit technologies. Construction started that year.

The property, which will be near the intersection of Brickell Plaza and SE 9th Street, will feature sweeping views of both the city and Biscayne Bay. Iosa Ghini Associati, an Italian architecture and design firm, is creating the interiors of the tower.

830 Brickell Tower Brings Big Names to Miami’s Financial District

As more tech companies and their execs flock to Miami, another quintessential tower is making a name for itself in the Brickell Financial District with new commercial leases and a lot of them are prominent names! 830 Brickell will soon be home to a massive technology and aerospace companies and we cannot wait to see what other companies decide to lease space.

AerCap, an aviation company recently signed a lease for 20,000 square feet at 830 Brickell with their headquarters currently in Dublin, Ireland. AerCap has leased the entire 50th floor.

According to the developers Cain International and OKO Group, “Attracting a global company like AerCap is precisely what we envisioned when we decided to develop this best-in-class office tower in the Brickell Financial District.”

Other companies that are joining AerCap include CI Financial and Microsoft. CI Financial, a Canadian Asset Management Firm signed a lease for 40,000 square feet between floors spending over the 48th and 49th floors. Microsoft is also leasing 50,000 square feet.

Rent for 830 Brickell starts at $100 per square foot.
