Jade Ocean Sunny Isles Beach Photo Tour – Fendi Model
October 29, 2009 by Lucas Lechuga
After touring the common areas at Jade Ocean, I was given a tour of the Fendi-designed 3 bedroom/3.5 bath model unit. The condo has 2,180 square feet of interior and 437 square feet of balcony. The 05 line is located in the middle of the building and is a flow through unit with ocean and intracoastal views.

Fendi is always nice but no building can compare to the ubit sizes of trump tower down the street. With restaurants and amazing building amenities, trunp towers II is still the best buy in all of miami beach.

I like the building and all….it is impressive. Don’t know about the price, BUT the floorplans are awkward. This one is large but a lot of unusual space and the views from the greatroom area are very very limited. It is flowthrough but you’d have to be in the bedrooms to know it….again, limited windows in this middle unit makes it a poor choice. The end units are far superior.
FENDI??? What is this, 2005? How ostentatious.
Top of the line…
Anybody that criticizes this building is obviously not aware of their surroundings. This is by far the top building in South Florida. World Class amenities, beautiful beach, and top of the line finishes on all apartments. This is by far more superior than the Trump Towers II aka the birdhouse.
The problem with this blog is that everyone is here to criticize. Everything that Lucas posts somehow manages to get criticized. The sorry truth is that most of you haters out there cant afford half the things posted on this website so you go and criticize everything.
Lucas, I think that you are doing a great job with the post. Keep up the good work.
Do those rear bedrooms face into each other? Not much privacy the way they are angled towards each other.
It’s a good thing that they added all the recessed lights in the model- very dark otherwise and not a great view upon entry. The living room is narrow and other rooms small. Nice but no means best in all south Florida.
The layout of this unit reminds me of the 2BR units in the Acqualina. Those are also beautifully finished but suffer from the same narrow LR and limited, 4-panel views. This is compounded in the Jade by the deep terraces, which further impede the feeling of being “on” the ocean. Compare this with the 01 and 02 lines in One Bal Harbour which are similarly priced but offer expansive 6 and 7 panel views of the ocean as soon as you walk through the front door. Even the far less expensive 01 line in Ocean 4, just down the beach, has a far more breathtaking layout.
The end units in Jade Ocean are much much better than the floorplan of this unit. The problem with this building is the shape (concaves in along the beach….most buildings are flat or convex for a very good reason) which creates a lack of privacy for the balconies. Like a said, it is a really cool building….decor/design is great, but this floorplan is a no go for me esp at this price point. I also have to wonder about all the glass should a hurricane cause pitting….and eventual replacement will be a very costly nightmare. I think I would choose Jade Beach over Jade Ocean even though I LOVE the east and west pools of Jade Ocean.
By the way, I ALMOST bought a unit but just couldn’t justify putting out $775K in this market just yet………..close, but my better senses got the best of me.
