Due to Miami’s exceptional growth, which has surpassed that of other major international cities, there is now a greater need and demand for economic drivers, such as healthcare, in order to support the city’s expanding infrastructure.

The Allen Morris Company, one of the largest diversified real estate firms in the southeast, and Black Salmon, a national commercial real estate investment firm based in Miami, have teamed up to develop Highland Park Miami, further solidifying the metropolitan area’s position as the second largest health district in the United States. The 7-acre, $1 billion mixed-use development will add around 10% to the Miami Medical District’s footprint.

Preliminary site clearing for the eagerly awaited Highland Park Miami project will start later this year. The creative team behind the multi-phased development has spent the last ten years conceptualizing and planning Highland Park Miami. They have traveled to important medical centers in the US, such as Houston and Rochester’s renowned Mayo Clinic Health District, to gain a deeper understanding of the needs for such a significant and vast project.

The development of Highland Park Miami will be at the nexus of business and health. The multi-block, mixed-use complex will comprise hotels, residential buildings, supporting retail, food and beverage uses, and green space, and will house medical and related office uses in an urban setting. The internationally acclaimed architecture firm Arquitectonica is responsible for the project’s master planning and design.

Naturalficial, a Miami-based landscape architecture and design firm, has transformed Highland Park Miami, from an unused area into a walkable, gorgeously planted lifestyle community that promotes health and wellness. In order to stress connectedness as a crucial component of the design, it will have 1,000 residential units created by Oppenheim Architecture, a 150-room hotel, and 500,000 square feet of medical office space weaving through open pathways and vegetation.

At 800 NW 14th Street, Highland Park Miami will be situated between the bustling Miami River and Florida State Road 836, a significant east-west transit route that connects to the airport and practically all of the city’s top attractions. Being a transit-oriented development (TOD) and being only 400 feet from a Metrorail station, it will also draw a significant amount of density.

Alta Developers Plan to Build 96 Unit Development in North Miami

Alta Developers Propose 18 Story Development in North Miami

In North Miami, Alta Developers plans to replace an outdated waterfront apartment complex with a 96-unit condo development.

According to an Alta application to Miami-Dade County, the Miami-based development company, directed by Raimundo Onetto, wants to construct an 18-story structure on the 0.8-acre plot where the demolished Mid Bay Club Apartments once stood at 11950 North Bayshore Drive. Records show that in April, Alta asked the county to permit a reduction of the necessary setback from the shoreline to 25 feet.

Buildings with curved balconies and floor-to-glass windows are seen in renderings. A rough estimate of 96 condos has been given for the project, which was designed by Revuelta Architecture International.

According to records, Alta spent $14 million purchasing the Mid Bay Club Apartments and an empty 0.2-acre land across the street last year.

The application for the North Miami project comes as Alta is planning a number of additional projects.

Alta plans to erect an 18-story, 223-unit apartment complex next to Dadeland Mall at 9600 South Dixie Highway. It would be the second 18-story multifamily building constructed by Alta there. It is anticipated that the first 296-unit tower will shortly acquire its certificate of occupancy.

In recent years, North Miami has attracted the attention of investors and developers. The enormous SoLé Mia at 15055 Biscayne Boulevard is being built by Turnberry Development and LeFrak, under the direction of Jackie Soffer. When finished, it will feature 4,000 residential apartments. New renderings have officially been revealed for the highly awaited St. Regis Residences Sunny Isles Beach located at 18801 Collins Avenue in Sunny Isles Beach. The North tower is planned to feature 180 residences but sales will launch at a later date.

Hedge Fund Manager Ken Griffin is Moving Citadel Securities from Chicago to Miami

Another large corporation recently declared it would relocate its headquarters to Miami. Hedge fund manager and billionaire Ken Griffin said in a letter to his staff on Thursday that Citadel, his investment firm, will be moving to Miami after more than 30 years in Chicago.

“I am excited to share with you that Citadel is moving its global headquarters to Miami. Miami is a vibrant, growing metropolis that embodies the American Dream. I am excited to have recently moved to Miami with my family and look forward to rapidly expanding Citadel in a city so rich in diversity and abounding with energy,” states Griffin’s letter to his staff.

Griffin acknowledged previous assistance from influential business and political figures and referred to Chicago as Citadel’s “amazing home” in the memo. However, he has claimed in other places that an increase in crime has made it more difficult for Citadel to recruit top talent, leading the company to increase its headcounts in other locations while decreasing it in Chicago.

Griffin stated in April, “If people aren’t safe here, they’re not going to live here. I’ve had multiple colleagues mugged at gunpoint. I’ve had a colleague stabbed on the way to work. Countless issues of burglary. I mean, that’s a really difficult backdrop with which to draw talent to your city from.”

The new office building will be built “on Brickell Bay” and will be designed in collaboration with Chicago developer Sterling Bay. 1201 Brickell Bay Drive is one potential location. The site, the sole unoccupied property on the bay in Brickell, just sold for a record-breaking $363 million to an anonymous LLC with a Chicago address.

Griffin, the wealthiest person in the state, is also the most prominent philanthropist in Chicago, according to a Forbes estimate of his net worth at more than $25 billion.

He has given about $500 million to regional organizations and intends to contribute even more, but he is also well known for his large political contributions, including $50 million to Richard Irvin, a Republican candidate for governor.

The transfer of Citadel is anticipated to take several years. More than a thousand people work for the firms in Chicago, and while some are anticipated to stay, it is unclear how many.
