New & Improved South Florida MLS Property Search for Condos
April 11, 2009 by Lucas Lechuga

Many of you have already noticed that a much improved Miami condos search has now taken the place of the old property search. New search parameters have been added to allow your search experience to be more powerful and effective. For example, you can now search by year built, number of parking spaces and distressed sales (foreclosures and short sales), as well as many other parameters. Additionally, you can now draw a shape onto the map to restrict the search to condos located within that shape. For example, in the picture above, I drew a shape around Brickell Key to restrict the search to only condos located in Brickell Key. Enjoy!
BEAUTIFUL JOB LUCAS
Wow! quite high tech. It was fun playing with the map. I thought the search results will be all over the place but to my surprise they are all located with in the perimeter of my drawing. Some program this is. Someone who is in the business of SFH should also make this amazing service available to search sfhomes too.
The Clear button does not work. I had to refresh the whole page to clear everything.
I wish you included the unit number on each listed property.
Internet said 9 out of 10 listings are short sale or foreclosures in S. Florida–sounds high but who would buy retail at this time.
Great job Lucas!
Thanks Lucas. Great Job.
outstanding article.
Aqua on Miami Beach for sale @$267 per Sq ft ? Incredible. Wasnt Scott Robbins originally selling those pre-construction for $800. per sq ft?
DJ
Have you heard back from the bank on the short sale offer you made a few weeks ago in North Bay Village?
AJ
How is your stay going at 50 Biscayne? What is your opinion of the neighborhood and the views at 50 Biscayne?
Can you still search by condo name?
Although the building is fairly new….don’t forget to add Trump Towers in Sunny Isles Beach to the for sale/rent recent sale/rent list!
By the way, before SIB was incorporated in 1997, it was suggested it be called Aventura Beach! Glad they made it Sunny Isles Beach instead……but that may explain some of the similarities between the two cities….
Nice work Lucas. I am new to commenting on the blog but have been viewing the site and Miami condos for some time. Glad I didn’t pull the trigger 6 mos ago…when there were ppl trying to sell you ‘good buys’…when it was clear things were falling further, and falling big. Similar to the situation now…as the condo supply in S FL is still HUGE…prices are getting better, but still room to drop.
Anyways, in regards to feedback on your updated search, nice work with the map. Would there be a way to include the price per sf, condo building name, and display results in list view including the HOA fee, price, square footage, price per sq ft and photo? Just my personal opinion that when I search for listings, b/c there are so many with so many prices changes, I’d rather be able to scan through the data in list form and click on the ones I like. Being able to see 50-100 results per page is easier vs. the 10-12 per page that the search page currently returns.
I check your ‘Condo Deals’ page regularly–nice work on keeping that regularly updated. Thanks again
Kramer,
No word back from the bank yet. I think it’s only been about two weeks since the offer was submitted, and it usually takes about 60 days to hear back on a short sale. I’ll definately update once I hear something.
Precious 7 line in 1800 club has broken $2000.
Lukas,
Can you doublecheck HOA fees for Ocean View buildings in Sunny Isles. Some apt say $500 and right next to it $700 for same size apt.

lucas’s data is only as good as the inputs. putting in the correct HOA is a function of the person who lists the property…not lucas
DJ
walk from the lexi unit. you will thank me later.
Does anybody know if Chinese drywall was used in any downtown condos?
jcrimes,
Why so?
If the “CHINESE DRYWALL” dosen’t kill you……..The HOA’s will.
Dj, two words:
Chinese drywall
DJ, how do you know this?
Sorry, it was directed to “Sofla construction materials”
Looks like S. Beach still brings the dollars for sellers who closed last week
1 Bedroom Bently Bay closed for $420,000 with $750 HOA, 1 bedroom Murano with downtown view closed at $635,000 and $14,000 tax bill, another crazy bought 1 bedroom Roney for $365,000 with HOA of $871 and the laundry room downstairs. Hope nobody bought for rental cash flow.
is true bentley bay is in bankarrupcy again????????????
Re joe #16
The way to test for “chinese drywall” in a new building downtown: get a dinner invitation from a friend who lives in one of the new condos and if after a sumptuous meal you are suddenly and unexpectedly hungry then…lol
DJ
serious rumors out there.
DJ, i assume has invested a considerable ammount of time and money in his offer as well as considerable emotional involvement. Innuendo is not helpful. If you can offer something of value to him then find a way to contact him privately so he can make an informed decision.
jcrimes,
As kramer said, if you have any info, I’d appreciate it if you could share.
Thanks kramer.
jcrimes
“Serious rumors” can get you into “serious trouble” if you don’t have any real information.
Finally, foreclosure moratoriums are ending…….deals to come in early 2010 as banks are forced to liquidate their housing inventories???

Also, will lifting all travel restrictions to Cuba help or hurt South Florida real estate? Maybe we get a lot more Cuban visa overstays? But seems that a condo on a relaxing beach in Cuba would be a lot cheaper than Miami…..plus the Cuban beaches are far nicer than Florida’s beaches….starting with Varadero!
The May 2009 issue of Money magazine lists the following % of MORTGAGES with negative equity (note, this is only regarding homes that have a mortgage which is only a third of all housing units in the US).
NV – 55.1%
MI – 40.0%
AZ – 31.8%
FL – 30.3%
CA – 29.5%
With Florida expected to have the worst % price declines in the US in 2009, it is safe to say that one third of homes with mortgages have negative equity…..
have the cranes gone silent?
has anyone else noticed that there is virtually no activity at the three active office building sites on Brickell. Been a long time since I’ve seen any progress at that Met building going up, the office directly south of 500 Brickell, and the one next to One Broadway. has construction shut down on these sites? anyone have info?
Probably too Cynical – Same here in Sunny Isles Beach with the Solis building……think it has been at least 8 months since they added a story to it…..stopped at the top of the parking garage base, about 10 floors, and was supposed to be around 50 stories…..
DJ
sorry, but no.
Hugo P/Kramer
thanks for the irrelevant comments. suffice to say, i don’t waste my time pontificating on message boards.
jcrimes,
What’s the deal? You make a comment saying I should walk away from a contract I’m currently under due to “serious rumors,” but will offer absolutely nothing to support the statement. What’s up with that? I thought part of the reason for this blog was so people could share informaiton and possibly help each other out. If you’re not comfortable posting publically I could give you my email address.
Richard
Re Bentley Bay South. Another one sold for $284k & a 23rd fl unit is listed for $299k. Another unit is offered low 3’s so the $420k seems like an anomaly. That HOA also seems low for that bldg.
DJ
shoot me an email address
jcrimes,
DJPoop@aol.com
Thanks.
Now you have MANY of us in suspence about the “SERIOUS RUMOURS” this is a blog that is meant to help us all ….why keep secrets??????? C’MON jcrimes spill the beans.
PTC
what are you talking about? at least as to Met 2, it’s flying up. main skeleton is more or less built out and now they’re putting in the actual office and hotel space in. frankly, the building looks pretty damn nice.
Foreclosures going parabolic……the moratorium was a stupid idea and only caused the country further economic harm. 2009 will be remembered as the year of distressed sales…
To #31 Probably too Cynical:
I live in One Broadway. No the work has not stopped on the office building. Workers are on site every weekday and saturdays. They’re putting up the glass exterior now. I believe the shell has topped off, which may be why you don’t see fixed cranes.
I have a question about Taxes
Has anyone any first hand experience of a recent purchase and how the estimated taxes on the property changed given the massive change in prices? If a property had their taxes calculated on the inflated price at the height of the market, let’s say 20k and you buy that property at 50% less then the assessed value of the previous owner, will your taxes go down proportionately to reflect the true value at today’s price? Or is the city of Miami still expecting to collect their 20k in tax revenue from the new owner?
In Miami, Heaven on Earth. Having a super fabulous time. Don’t blog much on vaction though. Just want to give some update:
1800 used totally American made drywall. The developer confirmed it to the association. That is a great news for us. The building looks shiny fresh. The low maintenance is not compromising on any services.
The developer has closed on just enough units to cross the 70%. These limited number of units which have been discounted are cash only transactions.
There was a meeting on the 14th with some elected official, top cops and a lot of other officials at the Pace Park. They said they removed each and every homeless person from ther park and that they are absolutely prohibited to be present there. They gave a special number as well as 311 to call if anyone sights a homeless person in the park and they will be removed immediately. A cops car takes rounds every 30 minutes after dark, shines a search light on the Park and takes action if anyone is present.
I asked one lady in the meeting who was an elected city official, what have we done to deserve all this kindness, she said, there are too many influential people living in these buildings around the park and she also joked, we want your votes and you guys are more active than any other group of buildings! I will take that.
That is all good news.
I am having the time of my life as usual in Miami. The weather is super gorgeous and life is great. Thank god for that.
The police aren’t allowed to touch the homeless people.
http://www.aclufl.org/news_events/?action=viewRelease&emailAlertID=3695
Under the Agreement, City of Miami police officers may not warn, let alone arrest, a homeless person for sleeping on public property unless there is “available shelter,” the officer has advised the person of and offered the “available shelter,” and the homeless person has refused to accept it. Para. VII (14)(C)(2). Specifically, the homeless person to whom available shelter has not been offered may not be arrested, or threatened with arrest, for trespass by sleeping on public property, or for other misdemeanors conceivably associated with life sustaining conduct, such as sleeping in vehicles, littering, camping, erecting temporary structures in parks, etc. Para. VII(14)(C)(3)(a)-(k). Furthermore, the City is enjoined to “respect the personal property of all homeless people,” even where arrest is permitted. VII(14)(F)(1). “In no event shall any city official or worker destroy any personal property known to belong to a homeless person, or readily recognizable” as such. Id.
AJ – You are full of c**p. But on the other hand your posts are ridiculously funny too that 1800 is a utopia…..you must be hard pressed to find a new tenant or sell.
AJ,
The influential people of Miami live in the building across the street from the Omni. They cannot sleep due to the noise from the 24 hour club district called Park West. The police do not want smelly homeless people in their cars. They don’t even want to process them for arrest. Your developer is a full of crap.
Regarding Property Taxes
Your more likely to pay at the higher rate. For example. Broward County Appraiser Office will consider your purchase an aberration and disregard the sale price much like they do with a foreclosure price and a short sale. State law requires the property to be appraised at the “Highest” and best use for property tax purposes. The City of Miami is one of the most mismanaged citys in the state of Florida. The only way they can keep from going bankrupt again like they did ten years ago is to keep on building up and up to keep the shell game going. Witness the approval of 50-60-and 70 story condominiums in which there was no where near the demand for that amount of supply. Now the City of Miami is forgiving rent payments at Bayside Marketplace as Baysides owner General Growth Properties today declared chapter 11 bankruptcy. Last week the City of Miami gave a loan (yes a loan) for $400,000. to Jungle Island so they could afford to pay their mortgage and property taxes back to the city and county – because the City of Miami is on the hook for an $18 million dollar loan to HUD (yes Housing and Urban Development) if Jungle Island defaults where attendance is abysmal. Now consider that the City of Miami has agreed to build a garage for The Miami Marlins Baseball team with an estimated cost of $94 Million Dollars at the new ballpark but the Marlins get to keep most of the parking revenue. And then any time the city employees pension fund goes down, because lets say the stock market declines, the city is required to pony up in the millions for those losses to keep the pension fund solvent. Miami-Dade County or Miami Beach are only a little bit more competent. The “official” unemployment rate in Florida is 9.4% and climbing with estimates that the “shadow rate is near 15% unemployment. Yet the City of Miami or Dade County will not reduce their payrolls accordingly. No meaningful decrease in employment anywhere. So to answer your question – NO – you will be taxed at the higher assesment to keep the gravy train going.
No agua. I guess no more occupancy either then…..no sales, no rentals, nada.

“County shuts off water at foreclosure-ridden Miami-Dade condo building
The cash crisis plaguing South Florida’s foreclosure-wracked condominiums reached an apex Wednesday for the Mirassou Condominium in Northwest Miami-Dade after county government shut off the water to residents because the association failed to pay its water bill……”
I saw a gentleman on tv this morning at one of the local tea parties carrying a copy of Atlas Shrugged and a sign that said “My Taxes are Too High – Rent Dont Buy”. Where were you yesterday Tom?
The Marlins stadium is actually going to cost $1.6 billion to $1.8 billion when factoring in the bond debt payments. South Florida is screwed.
