Zoning Review Application Filed for 81-Story Supertall at 1414 Brickell

A new supertall tower could soon rise in Brickell as a zoning review application has been submitted to Miami-Dade County for an 81-story mixed-use skyscraper at 1414 Brickell Avenue. According to the February 20 filing, the proposed development will introduce a striking new addition to Miami’s skyline with a planned height of 1,010 feet above ground.

The ambitious project is set to include a mix of residential, hotel, office, and retail components, making it a true mixed-use landmark in Brickell. The breakdown is as follows:

  • 560 residential units

  • 84 hotel units

  • 145,950 square feet of office space

  • 6,038 square feet of retail space

  • 1,226 parking spaces within an 11-story podium


The development is proposed under Miami-Dade’s Rapid Transit Zoning (RTZ), meaning the review process is handled by the county instead of the city of Miami. The recent filing seeks approval for a general development plan special exception, a requirement for all RTZ projects that do not fall under the by-right category.

This marks the second step in the approval process for the tower. A pre-application had previously been submitted in October, signaling early planning stages for the project.

The application has been submitted by 1414 Brickell, LLC, with Walter Defortuna listed as one of the key figures behind the entity. The architectural design is being led by the internationally renowned firm Arquitectonica, known for its transformative projects in Miami and beyond.

If approved, 1414 Brickell will not only redefine the skyline but also contribute to the continued evolution of Brickell as a premier destination for luxury living, business, and hospitality. The proposed height would classify the tower as a supertall, placing it among the tallest buildings in Miami.
