Fort Partners Unveils Ultra-Luxury Condominium Project in Surfside

Fort Partners, the visionary developer renowned for the Four Seasons Residences at the Surf Club, is embarking on an exciting new venture in Surfside. With the recent acquisition of a $107.6 million construction loan, the company is set to bring a stunning 10-story luxury condominium to life at 9163–9165 Collins Avenue.
Designed by the esteemed ODP Architecture & Design, this upcoming project is poised to redefine luxury living in Surfside. Featuring 14 expansive residences, each ranging from 10,000 to 12,500 square feet, the condominium will cater to discerning buyers seeking unparalleled elegance and comfort. Adding to its exclusivity, the development will include a subterranean parking garage with 32 spaces.
The financing for this ambitious project comes from Madison Realty Capital, through its affiliate 9165 Collins Ave Lender 1 LLC. Initially set at $55 million, the loan was increased to $107.6 million to support the project's construction. Fort Partners secured the 0.54-acre site in early 2023 for $41.5 million. Following the demolition of a previous co-op building on the property, site work for the new development is already underway.
Strategically located just north of the Surf Club, this condominium has received approval from the town of Surfside. The project builds on Fort Partners’ history of success in the area, including record-breaking sales at the Surf Club and Seaway at the Surf Club.
