It's no secret that 900 Biscayne Bay is my favorite building of all the condo developments in Miami that have been completed within the past three years. When I show properties to clients who wish to view 900 Biscayne Bay as well as other condo buildings, I tend to leave 900 Biscayne Bay last. Otherwise, everything else will look second-rate by comparison if I were to show it first. I guess it's my "leave the best for last" mentality. 900 Biscayne Bay is in a league of its own. Building security is some of the best in Miami and the overall quality of the development and amenities is second to none. That being said, of all the floor plans at 900 Biscayne Bay, the 06 line is the one that excites me most. It's a 3 bedroom + den/4 bath unit with 2,335 square feet of interior and 639 square feet of exterior. A few days ago, I showed unit 3006 at 900 Biscayne Bay to a client looking for a 3 bedroom rental. Below, you'll find a photo tour of that condo as I walked throughout its spacious footprint. Notice the sizable foyer as you enter the condo from its private elevator, the top-of-the-line stainless steel appliances, deep terraces and amazing views. (Asking price to rent this unit is $4,200 per month.)

Very nice.
Finally a truly beautiful flat. $4200/mo is not bad at all considering that a 3/3 in 1800 are renting for $3500. Very impressed with the understated elegance of everything in this flat. I Like it better than the past featured flats of Apogee, Asia and ICON.
Just for comparison, I am providing the pics and views of a 3/3 in 1800 club. It is my friends flat on a lower floor.

I looked at this unit (when they were asking more in January) and was not so impressed. There are nicer 06 line units (for rent) that have been upgraded and don’t have the full white wash effect. Granted, this is 10 times nicer than anything in Brickell.
If I remember correctly, the 100 sq ft foyer off the elevator is included in your square footage. Also the 2nd and 3rd bedrooms are small due to the curved exterior wall. I think you could barely squeeze a full sized bed in the 3rd bedroom, and barely a queen in the 2nd bedroom. That was sort of a theme throughout the whole unit, awkward curves and points that eat up a lot of square footage without it being usable.
The kitchen is very nice and so are the floors. I know there is great security, but a “private” elevator doesn’t offer as much security as a deadbolt on your door. Ultimately, with <2250 sq ft this was not a unit for my family.

Nice panoramic view. Downside with the shape and size is that square footage gets wasted. It would be very hard to put in an appropriate TV viewing/seating area in that layout.
I truly enjoy living in this building. I am in a one bedroom line on a high floor with 1042 sq ft. for $2000 monthly. The security is top notch and very attentive. I’ve requested the media room for NBA playoffs on numerous occasions and they have the game on for us within minutes.
Both steam rooms have been out of service due to some construction defect and there have been reports of vandalism (the media room remote was willfully smashed) and petty theft by some degenerates stealing towels and lotion soap from the spa areas. This has resulted in the indoor jacuzzi, sauna and locker rooms to be locked at 9 pm when before they were open 24 hrs.
A few construction defects in the units are noteworthy: 1. the threshold tile in the master bath shower (shower and tub seperate fyi) directs water into the rest of the bathroom instead of towards the drain, causing minor flooding of the bathroom – this is a defect in a number of units and has been corrected by Terra – only a slight inconvenience. 2. The master bath light fixture was without vents and was melting the glue that held it all together – this also has been addressed. 3. I moved in months ago and my ice-maker is only just now working after several visits from the Terra and sub-zero service people – this may be a special case in my unit.
All in all – this is a smokin hot building and the reason I am renting here is because I will buy here. I wish there were more places to hang within walking distance (coffee shops, galleries, bistros with good wines and book stores etc.) I can only hope that they will sprout up when museum park gets underway – anyone know when the estimated completion date is for the museums coming up? AJ mentioned something about a Brazilian restaurant taking up some retail space at 900 – anyone have details?
Development of this entertainment corridor in Miami will take minimum 5-10 years and perhaps longer given our current economic environment.

Very sad and very true. Let’s just hope that it does happen.
I made a call to check on the broken steam generators listed in post #10. Will find out from the PM at Terra shortly. If true, they should be fixed shortly.
Agree that security is tight for the building and that it is among Miami’s finest. There are many famous people desiring a low profile people who own units there.
The Brazilian restaurant will be an appetizer only sports bar, right?
FYI – Per the PM, the steam generator problem is due to a leak in the installation which they are now correcting. The actual generator itself is fine and the problem should be fixed shortly.

I had the same exact issues as you did. Good thing Terra moves fast.
Even with these minor inconveniences I still love the place.
I have yet to hear anyone badmouth 900.
What concerns me is that a high end building like 900 is plagued with vandalism and theft. What does that say about lower end buildings where the rents are much lower…scary!

Yeah, I was a bit surprised by that myself. I mean, you would think only wealthier people would be in 900 and not a bunch of bums. I also thought the security was top notch there (which I recall from when I was considering 900).
Museum parks were supposed to be started by now…yeah yeah yeah, maybe ground will break by 2011 but thats a big maybe and already millions wasted…The Brazilian Restaurant will be a huge tapas bar and club (not really very well suited) and should open at the end of the summer..There will also be a pizzatecca in Marina Bleu next door so that should give you something to walk to…But thats about it unless you want to be mugged that is…Unfortunately that area (Park West) as it stands is almost as bad a faiure as mid-town which by the way will never see Maison built…But thats another story…Back to Park West and the unrealized Miami 21 project as the walking thoroughfare from 2nd ave to Biscayne is still a crack den, and the beautiful street design and pavings is already fading to the hot sun that beats on it every day..and when will they begin to “cover-up” the sewage plant??? All I know is lots of undelivered promisses and lots of wasted monies…They should rename that district Park Waste….
Park West should see more activity once Camillus house is moved out of the nieghborhood.
I disagree about 900 biscayne. Elevators all had those construction coverings. For some reason the security people had to operate the elevators. Walls had unrepaired gouges. Unit I saw had atrocious trim (molding) and edging on the tiles. Hollow core doors. Ugly closet doors. Some of these things were specific to the unit I saw. The devil is in the details boys.
The Realtor told me I had to install my own lights (on a rental) and that if anything went wrong I’m on my own. Scary.
Marina Blue while not as nice seems much more functional as there are more residents paying HOAs. Perhaps I will move next door in a year when the issues are resolved.
Two words:
Over Priced.
Overpriced is actually one word.
